Former CP lands on Dewdney near the proposed pedway over the tracks. It could be combined with a parkade for office workers during the day and for theatre patrons at night and on weekends. The City could consider giving them a deal on the land to enourage this going downtown.

I read someone's post on the Riderfans' forum that the new subdivision will be called Cooperstown (at 9th & Courtney). He/she said they've spoke to the developers and that the concept plan will be revealed in the fall and that there will definitely be commercial developments occurring in this area.

Can anyone speak further to this?

Basically the 1/2 section of land has been bought by Dundee.

When I looked at the Grasslands plan (http://www.grasslands.ca/lease/master_site_plan_north.php) re the London Drugs, I thought the shape of the building to the west of it was oddly specific. Most other buildings on the plan that don't yet have tenants ID'd are fairly basic placeholders (i.e. rectangles; "L-shaped"; or "C-shaped"), the shape of building to the west of London Drugs is a little too specific for a "placeholder."

If the shape is any indication of the footprint, & comparing to similar theatres from Google Maps, my bet is this will be SilverCity or Cineplex-Odeon branded. Galaxy theatres are generally targeted at small to medium-sized locations in mid-sized markets (or in non-suburban areas, e.g. downtown S'toon). Normanview fits the small/medium size location. Grasslands has more space to play with: SilverCity & Cineplex Odeon brands target medium to large-sized locations found in medium-sized cities, suburbs, or secondary neighbourhoods.

Deinfitely not a Colesium, Collossus, or ScotiaBank Theatre

I'm surprised nobody has claimed the spot at the south west corner of Lewvan and Gordon. (across from Lancasters Taphouse). That seems like a prime spot with very good visibility from Lewvan. The shape seems like a good spot for a restaurant of some sort, and considering Regina's addiction to restaurant eating it seems even more odd that it sits empty.

Didn't Eastside Marios have a sign there at one time. Deal must have fallen through.

Couldn't afford to change their name to Westside Marios.

What happened to Marshals - I thought they were taking the spot where the theatre is supposedly going?

If you look at the Grasslands site plan ( http://www.grasslands.ca/lease ) there is room for a couple of large buildings on the same quad as Cabela's. There have been many rumours of a grocery store out there too, which could be the large box immediately south of Cabela's. If Marshall's is going to locate in Grasslands perhaps it will be in the building to the south-east?

As for East Side Mario's I had heard long ago that they were looking at a location in Grasslands, but I have not heard any more. Swiss Chalet was once on this site map, but that location eventually was taken by Five Guys. If someone only had a crystal ball

I believe this is slated to be a Good Earth Coffee House. Last I saw there was a sign indicating that the franchise was available. Not a bad addition in my opinion. Apparently Second Cup has franchise opportunities open in the city as well. On one more coffee note, I'm more impressed with the design of the new Tim's on Park Street. Way better than the bland piece of crap that was built at Prince of Wales.

This intersection (the one circled in red) is going to be impossibly crowded 24/7 as the area expands. Even right now as a 4-way stop it takes forever to get through, and since it's really the only way out right now it's always full and congested. Seems like they should have designed a few more ways to get out, similar to southland mall or something like that.

Are you always out there at peak times? A word of advice: don't go there during peak times if you can avoid it. I always go out there after 7:30PM and there has never been more than 1 or 2 vehicles ahead of me at that 4-way, IF any at all.

I do agree with your comment though. It's only going to get more congested because 95% of the traffic is come in and out of Harbour Landing via Gordon Road & Lewvan.

My understanding is that Good Earth bought the rights to lease the space next to Opa! and Ultracuts. There's a really nice corner location there with a patio space and big windows facing Gordon.

No one came forward with an application for a franchise and Good Earth lost their right to that location. It now has signs up saying it's open for any type of establishment & to contact the developers.

The Good Earth sign at the corner of Lewvan and Gordon is probably very old. They may have left it up there with the hopes that someone might eventually buy into their idea for a franchise.
