BYU Life Sciences Building - Under Construction

The Life Sciences Building will include 265,000 square feet of teaching
and research space for the College of Life Sciences and will be
constructed on the hillside directly south of the John A. Widtsoe
Building.

“The new Life Sciences Building will serve as a gateway for the south end
of the BYU campus,” said Brian Evans, Chief Financial Officer
and Administrative Vice President at BYU. “It will be a welcoming and
inviting building and will include a center corridor that will lead
students directly up the hill to campus.”

The Life Sciences Building will have a total of five levels, including a
three-level, 250-stall parking structure that will be integrated into
the building. The building is being built at the current location of the
Benjamin Cluff Building, which was razed prior to construction.

The construction process is ongoing taking approximately three years.
The structure is estimated to be completed and occupied toward the end
of 2014.

When finished, the building will include 16 teaching labs, three
auditoriums, four conference rooms and more than 70 academic offices.
All faculty and labs currently located in the Cluff and Widtsoe buildings
will be housed in the new facility.

Following the completion of the new Life Sciences Building, the
Widtsoe building will also be razed.

Okland Construction has been selected as the general contractor for
the project.

The Center is no more.

The building was initially a National Guard Armory and later turned into a recreation center, and on Tuesday the decades-old building that sat on the corner of Freedom Boulevard and 500 North was demolished.

A date has been set to open the new 16-mile Murdock Canal Trail to
the public, but officials are also warning that the trail is not open
now...

..."We understand people are excited because it is a great amenity,"
Gubler said.

The good news is that there will be a grand opening for the trail on May
18, including festivities in every city the trail goes through. Details are in
the works, but the public will be invited, said canal and city officials.

The best thing about the new trail "is that you are not competing with
traffic and vehicles," said American Fork Mayor James Hadfield in a
recent meeting.

"Trail systems in Utah County have come to the fore in the past few
years," said County Commissioner Gary Anderson. "One of the great
selling points we have for economic development is our trails. We are all
in this thing together. It is kind of a metaphor for our county."

The much-anticipated trail -- a full year ahead of schedule -- is being
built overtop the Murdock Canal, which now has been piped.

The canal was built in 1911 and enlarged in 1944, and begins at the mouth
of Provo Canyon and runs to Point of the Mountain.

The new trail goes through Orem, Lindon, Pleasant Grove, Cedar
Hills, American Fork, Highland, Lehi and Bluffdale.

LEHI -- IASIS Healthcare is investing in Utah County with a hospital complex planned for north Lehi.

Great Basin Engineering representative Coury Morris said his company hopes to break ground on the project in late March or early April...

...Located east of Interstate 15 and west of the Pheasant Pointe community, the medical campus will have a two-story hospital with 40 beds, an emergency department and four operating rooms.

"There is kind of a lot going on at this point in Lehi," Morris said. "At total build-out there will be 80 beds; the first phase will be 40 beds. There are plans for a second medical center."...

...As a developer, IASIS is building the critical care hospital to serve Lehi and the surrounding communities and will focus on surgery and obstetrics. As a part of the facility there will be a three-story medical office building that contains for-lease spaces next to or attached to the hospital.

A second phase planned for the future would expand the hospital vertically two floors for a total build-out of four floors. In phase 2 there would potentially be another three-story office building on the other side of the hospital.

The initial facility will be about 184,000 square feet and a future expansion area of 74,000 square feet...

LEHI -- Hilton Worldwide is moving forward with plans to build its latest brand hotel, Hilton Home2 Suites, at Thanksgiving Point.

The secret went public at a Lehi planning and zoning commission meeting Thursday at City Hall.

Property Enhancement Group Development are the owner and developers, and representative Robert Schmidt said they were very excited about the Hilton Home2 Suites project.

"You look at all the things happening in the north end of Utah County -- Adobe, you look at all the office buildings that are covered, or under construction and its tenants that are moving into those buildings. Microsoft moved in, you have NSA happening across the way at the Utah Data Center. All of that will help drive business," Schmidt said.

The city officials gave the $10 million hotel project the go-ahead. PEG Engineering representatives will return to the Thanksgiving Point architectural design committee to finalize the project plans. Once the committee gives its OK, construction will be complete within a year.

The first new brand of hotels for Hilton Worldwide in 20 years, there are only 21 Home2 Suites in the United States with six more planned for completion this year. It will be the second Hilton brand in Lehi, joining Hampton Inn at Thanksgiving Point, and the first of its type in Utah County.

"They hope to start building in midsummer," Schmidt said...

...The plans were announced recently and welcomed by the Vineyard Town Council. In a presentation to the council, Cottonwood Partners, in cooperation with Anderson Geneva, will begin the project this summer at 800 North and Geneva Road.

Vineyard planning director Nathan Crane said, "We're excited about the potential. It would provide office jobs and some manufacturing."

Crane said Vineyard has received a letter of intent from the developer and if all goes as planned the project will replace the jobs left when Geneva Steel closed...

Living Planet Acquarium - Under Construction

The new Living Planet Aquarium is scheduled to open December, 2013. When completed it will become the largest acquarium facility between Chicago and the West Coast.

The new 136,000-square-foot Draper facility (nearly three times the size of the current Sandy aquarium) will showcase 62 exhibits including a 300,000 gallon shark tank with a 40-foot walk through tunnel. Officials expect completion of the new aquarium in December of 2013, at which time the livestock from the current aquarium in Sandy will be transported to their new home in Draper. The aquarium will then be renamed The Loveland Living Planet Aquarium.

The $20 million new facility is possible because of rapid growth in attendance at the current Sandy aquarium in addition to private donations, grants, and a $13 million Draper City bond.

The Living Planet Aquarium at Sandy will remain open during the construction of the new facility.

The problem that I'm seeing with all of the developments in the SLC metro area is that none of them have ground-floor retail. That should be a feature of just about every single building that gets built.

City Creek Center was attracting national notice long before its glitzy grand opening a year ago this
Friday.

As the nation was struggling with the worst economic downturn since the Great Depression, City Creek was the
first enclosed U.S. regional shopping center to open in six years — and the only shopping center of its size to debut in
2012.

On Friday, the proverbial 800-pound gorilla of retail shopping celebrates its first anniversary with promotions, live music
and sales. And although it might not have totally revolutionized the retail landscape along the Wasatch Front, it
certainly has helped transform it, with more changes to come.

One key rival, Fashion Place Mall in Murray, has kept pace and recently scored a big victory in attracting Utah’s first
Lego store. But it turns out City Creek couldn’t have accommodated the iconic toy company because 98 percent of
its space is filled...

The magazine, a trade publication based in New York City, picked the restored Tanner location on State Street over 109

There is ample retail where retail makes sense, particularly Downtown where street level retail/commercial is a given. As far as the Metro TRAX/FrontRunner stations, retail is usually if not almost always a part of the mix. Whether it's an adjacent lifestyle center or simply commerical enterprises, such as drycleaners, convenience markets, medical offices etc. If a large apartment complex is located within steps of a major retail center, then what sense would it make to place retail at the base vs. ground level apartments? One must have an intimate acquaintance of the surrounding neighborhood first, and at what phase a particular development has entered, before a judgement is passed on what that development needs. Convenience oriented commercial/retail at the many Transit Stations is the ongoing norm as their development phases progress. Remember, many of these metro stations are brand new and are solely a station cover at this point. Depending on the current phase they're in and how rapidly they're progressing, convenience of services is always a paramount in the full blown plans. The major stations in the Metro may first place premiums on major attractions, such as a new stadium, acquarium, office complex, or medical center. Often, the gradual blending in of residential/retail is planned for the next phases. Sometimes, retail is the first major component and residential is slated as a followup phase. Then again, for some of these Stations everything seems to be happening all at once at a breakneck pace. The Salt Lake CSA is one of the hottest retail markets in the country right now.

Ultimately, there are almost as many variations of what phase comes first for these new developments as there are developments. However the demographic numbers crunch out for these savy national developers, usually will determine which phase they place the most emphasis on first.

Utah company receives national honors for Ogden High auditorium restoration

PALM SPRINGS — A Utah company was honored with the "Oscar" of the construction industry for its work on the Ogden High School auditorium.

Though this award featured a polished i-beam instead of a shiny gold statuette, its prestige is just as remarkable. The team from Hughes General Contractors of North Salt Lake traveled to Palm Springs, Calif. to attend the 94th-annual Associated General Contractors Build America Awards, where they came out on top in the "Building Renovation" category.

"It felt very good," said company vice president Dan Pratt. "I just wish everyone could have been there, all the hundreds of people who worked on the project."
