That area is designated as UVU campus and I would think with no land for a stadium on the main campus that would be a good location for one.

A steakhouse will replace the Seagull bookstore this summer, according
to documents filed with the city, the latest example of the
growing competition in the restaurant industry in American Fork, where
over 110 food establishments call their home.

The American Fork City Council is expected to vote Tuesday on
a construction plan filed by Salt Lake City-based Woodbury Corp., a lessor
of commercial buildings at Timp Plaza.

Longhorn Steakhouse, a 30-year-old chain with 370 locations in 35
states, said it plans to open a restaurant in the shopping center located
at 200 North and U.S. 89 in American Fork, its first in Utah County and
its fourth in the state. The chain is run by Orlando-based Darden Restaurants, which owns Red Lobster and Olive Garden among other
chains.

According to the plans filed with the city, the Seagull Book building
is proposed to be demolished, and the new, one-story structure will
consist of approximately 6,480 square feet. The southern third of
the shopping center’s parking lot will be redesigned and landscaped to
meet the city’s landscaping requirements...

I much prefer Steak over Books. They are easier to cut, and have a superior mouth feel.

Wasatch is right. Believe it or not the "sea" of parking serves a functional purpose as it is an actual EPA requirement in the remediation of a contaminated soils site. However you can still build residential on it. Midvale has done a lot of this in the River bottoms off of 72nd south. The builder just pays more for the infrastructure.

I recently found that Spanish Fork City Council approved a preliminary plat for Woodbury Corporation to build a 97 acre commercial development on each side of US-6 including the Food 4 Less building and vacant land behind it.

The project is detailed in the council's agenda and minutes for January 15 (PDF); p. 55–60.

The project called "Canyon Creek" realigns and extends Chappel Drive as it becomes Canyon Creek Crossing. It also puts in a new road heading north from Expressway Lane at 1100 East called Market Place Drive. I've heard some comparisons to The Meadows in American Fork.

I grabbed some of the images from the PDF and added reference points to help orient you to the project.

I've noticed a lot of dirt moving on the west side of highway 6. Plus, you can tell that they are building a road there as well. The Kneaders and Costa Vida have opened, and a Starbucks is being built right next to Costa Vida. They haven't demolished the old Food 4 Less building yet. I drive past this everyday, I live right behind there on the old highway 51. I can keep an eye on this development and let everyone know how it is progressing. I think the building of the Costco really made people realize that Spanish Fork is going to be the place to go to get away from the Zoobies in South Valley. Much like The Meadows is the place to get away from the Zoobies in North Valley.

I know that this is wishful thinking, but can we please get an In&Out or a Panda Express down here. PLEASE!

If you try to shop anywhere in Provo/Orem you will find your self over run by BYU/ UVU students. They fill the shops and restaurants all along University Parkway and clog the movie theaters in Provo/Orem. Now, I'm not saying that there is anything bad about Zoobies. But when you live in Spanish Fork like I do, and you want to take your wife out to eat on a Friday evening. It'd be nice to go someplace that doesn't have an hour long wait. We recently discovered Braza Express, we were impressed.

The Meadows shopping center in Lehi/ American Fork is nice, because it is away from the younger congestion. I know that there are still a ton of people all over up there, but at least the people are more adultish. (If that's even a word)

It is a horror. BYU and UVU or as you call them (Byu Fans) have a pretentious attitude in which they think they can cut lines, are entitled to special service and always get things on sale.

As a non LDS individual Utah County is an absolute avoidance point for me. I will venture down to Lehi and American and Spanish Fork, but entering Orem and Provo. Hell no.

All i am saying is your stereotyping which i have now portrayed a group of people and not allowing individuals to have an opinion. Get back to Developments and off the drama ship.

My intention wasn't to stereotype or downgrade any particular group of people. Rather, to point out that there are over 100,000 people living south of Provo and we don't have shopping opportunities that don't include being wrangled and corralled about like we're a bunch of college students.
I love the new Costco. It's refreshing to be in a large store and not feel like I should be wielding a light saber about, just to get to the deli section.
It'll be just as nice to have more food options where we won't have to wait in line forever because there are 20 couples, (15 of which are 1st dates) in line in front of you.
I love BYU, I'm a huge fan. My wife graduated from BYU and we were living in BYU housing when we met. But I'm no spring chicken anymore. I don't like fighting with the students come feed time. I just don't have the energy now that I have to deal with kids of my own.

Here's to development south of Provo!!!

To Deek's point, I think his emphasis was the population south of Provo that is underserved in a retail sense.

The Riverwoods is in north Provo, near the Orem border and very inconvenient to the south Utah County population.

Deek: Have you tried Jaxies on Main and 700 N? My neighbors own the place and it is quite refreshing; if not somewhat out of place from your stereotypical Spanish Fork offering.

I will have to agree that once you get south of Provo Town Center there isn't really any decent shopping areas to shop at in southern Utah County. Spanish Fork is 35,000+ and then you have Payson, Salem, Mapleton and Springville close by bringing the total much higher that would actually shop in Spanish Fork. That is a huge contrast to when I lived in Spanish Fork when there was only 9,000 people in the city. I wouldn't say there have been an equal amount of shopping growth in the city in those 24 years. Its about time that Southern Utah County gets some love too.

I agree, I think we'll see a lot more commercial/retail growth in the Southern part of Utah County over the next ten years. Someday, Nephi will be the next frontier.
