Yeah, same sentiment here. Take a look at the Glendale Arena and entertainment district. It is a couple of big sports facilities, with some attached retail, a nice little plaza, all SURROUNDED by an ocean of parking lots. Granted more residential development was supposed to happen around the area, but didn't due to the economic slowdown in the US.
Winnipeg's SHED is going to directly benefit on off-nights (no events) from the plethora of residential development going into the area... you can't judge the two until we have some people LIVING in these new units. Same goes for the ground-level retail, and grocery store demand. Wait until we add 1000 people... 2000... 5000. Watch what happens. This takes time -- eventually the parking annoyance should become less frequently an issue as services, stores become available in walkable distances.
