I then did some reading on it and found out the developer actually ended up being forced into bankruptcy. Definitely seems like there are some lessons to be learned there.

Way different circumstances, the Glendale westgate center is a single use zone that is strictly entertainment, situated in a suburb away from downtown phoenix. I agree that single use designated entertainment zones are not the best idea and usually fail. They are only active during active hours and dead zones the rest of time, they usually gravitate towards generic chain stores and restaurants which can be found anywhere and are less of a draw, among many other faults. Also in Glendales case it was a single developer who constructed the entire development (there are numerous problems with a single developer doing it). The reason i think winnipeg's shed has a chance is that it is a mixed use zone that is seeing a blossom of residential units being constructed within its confines, its in a prime downtown location, and although true north is certainly playing a huge role there are other developers engaged in it. Its almost night and day between glendale and winnipeg.
On another note those lights suck, not a fan. As bryan said a classic approach would of been better suited since they wont go out of style in 5 years and always remain "classic"......
Also free press article today about Penthouse and H20 switching to rentals because they couldnt move any of the condo units.....not neccesarily a bad thing, i welcome more rentals to the exchange.
