Apparently there are certain restrictions on surrounding buildings along Archibald and Marion since there's apparently plans for an elevated roadway akin to Disraeli over the industrial area in St B when the population and traffic warrants it, called the Marion Bypass or something.

I am not sure if this has anything to do with an underpass being possible in the context you mentioned since in this case there would just be an entire road bypass.

This was from someone I know who tried building a storage space building at that intersection, and the architect who designed it for him

we do have a suden spike in space avail in the comcerial realistate right now due to feds guting and cutting of offices here... weat board, NRC and some other stuff i am forgeting... i am sure that has had an affect on proposals and the talk of some other players coming into the market have also prolly

vikes excitement allways had me wondering if it was aiming for leads platnum to outdo hydro...

Portage Place is struggling because retail is struggling. Not because it can't develop the pad sites, or control the parking, or own the land outright. Those are all issues but if retail were strong none of these factors would be mentioned. If the owners (vancouver based) owned the parking, the pad sites, and the land do you think anything would be different? They would be paying a bank for the mortgage instead of FNP for the land, the pad sites would still be undeveloped, and their cash flow might be improved somewhat through parking revenues. The mall would be exactly the same.

Portage Place is a fricken joke. Its not managed with any care what so ever. Perhaps this is because the owners are enjoying their lives in Vancouver. If that mall was run by someone with vision and who thinks outside the box, Portage Place couldve been a tiny version of Torontos Eaton Centre. Seeing that its right next to the SHED where million are expected to visit annually. No, instead they're leasing out empty spaces to offices that close up shop at 17:00 leaving the mall empty and dark. Perhaps changing Portage Place to a mall that no other mall has would attract Winnipegers and visitors all year round. Secure big name retail that no other mall has by offering municipal incentives.

Not to be rude but it is thinking like this why nothing gets fixed or has any vision. Read the post below yours for a proper explanation as I am to tired to rewrite a perfect reply as was given to you.

The River Cafe is probably 3-4 times bigger, has a beautiful patio in a lush park setting and is pretty high end.

No offense taken and I agree with some of the comments below my original post. But those are two separate issues. All I'm saying is that if anyone thinks that adjusting the parking, land ownership or air rights issues will suddenly result in the mall's reinvention, then they are sadly mistaken. It needs vision and a complete rethink, not tinkering with parking revenues.

Isn't HSC the "downtown" hospital? Even though technically its in the west end (?) I suppose


Anyways we'll be getting some this year, for Heritage and Alt. at the very least, it looks like there may be a steady stream of cranes popping up downtown for the next 2-3 years, so that's nice to look forward too

had a fun interview with greg mackling on CJOB tonight...a very knowledgeable guy about winnipeg and its urban development.....wouldn't be surprised if he was one of us.

he is very excited about the mystery 36 storey tower.

Would love to listen to this...is there a way for mac-users to check it out? Doesn't work with VLC for me
