Price is far too high for land + plans for said location.

LOL... I'd live at the Jasper and 82 location way before the Quarters. Close proximity to some high end residential, amazing views & valley access, close to transit & shopping as well as some other developments coming up... Pricey lot though.

I would much rather be part of what is to come in the quarters than back there. Most of what you listed already is or will be around the quarters sooner than later. Yah is not the greatest neighborhood atm... But so isn't that developments location.

A progressive way to look at that.

I like the Quarters...But Im looking at a unit or 2 When Encore Starts to Roll....

Love this location...and has something to do with that Rumored indoor rink and stuff

I know that vancouver is referneced way to much on this thread, but that being said, I think east jasper ave close to 82nd st will eventually have a similar neighbourhood feel to the area on Georgia street as you near Stanley park. The way it has been developing, I don't think it will have the same Commercial/retail walkability that west jasper ave will eventually have but instead may have a nice neighbourhood vibe...

Bike 'sharrows' may only boost confusion, not safety: study

A new study suggests the use of shared bike-car lanes on major roads doesn't increase cyclist safety, and may pose a greater risk if the lanes only confuse motorists and cyclists.

The City of Edmonton created 13 kilometres of painted "sharrows" in Mill Woods in 2010, several more in the south-central neighbourhood of Queen Alexandra in 2011, and is planning more shared lanes as it rolls out a 10-year plan to add nearly 500 more kilometres of bike routes in Edmonton...

Coast hotel to recast as apartment building

Edmonton will lose a downtown hotel as Coast Edmonton House converts to an apartment building by late next year.

"It's a business decision by the owners of the building," said Craig Norris-Jones, vice-president of operations for Coast Hotels and Resorts Canada. "With the increased demand for residential housing in the downtown core and the large suites that the building offers, this change from hotel to residential provides the optimal use of the asset."...

Bad news for long-term business travelers. Worse, I think this demonstrates less demand for downtown hotel space.

^interesting move. Great news for residents, but a loss to the medium term business traveler. This should help with other hotel performas though.

So when are you moving in to the Quarters ? Are you going to help drive the tranformation, or sit on the sidelines until it is done for you ?

The Jasper east proposal is part of a TOD plan for the area, It's like apples and oranges vis-a-vis downtown projects. I'd also argue that east Jasper is a much nicer place to live at the current time that east side of downtown. The neighborhood that development is located in has an average home value of $451k.. all things being equal, Jasper east is a far more desireable location for a TOD than say, Century Park.

Interestingly enough, I've received word from the city that we are to meet re: upgrades to the East Jasper area. There are some big things coming down the pipe.

I have to think that they are faced with a choice of either converting to apartments or spending a lot on renovations to be competitive in light of upgrades to other existing plus more rooms proposed. That tells me that we will see at least one new hotel of similar size and maybe with them closing we will see more than one.

Calgary recently lost a converted apartment hotel back to apartments. It seems to be a similar situation - lack of expansion opprotunities for conference facilities leads to a conversion. When converted, it will be a premier rental location that is for sure. Should be able to get $1300-1500 a month for the 1 bedrooms.

The article does imply new hotel plans. Whether they have those plans specifically for downtown is the question.
