great news!! time to provide some of these services (more of ?) for the downtown core dwellers, with the new arena, and highrise condos continuing to go up in the core, they need some badly down there, IMO!

That corner is sure ugly. It wouuld be nice to see that little office complex go ahead.

Not familiar with the term RMU....

It's a slab building, I imagine they could do something creative with a steel & deck addition on top, if you could pile around it... Kind of a wierd spot though, I imagine it could be spiffed up to serve a small- to mid size firm

I don't know what views you'd get out of it, except for the backside of that grey apartment building to the south of it...

Residential Mixed Use

I was just up on the roof of our building and trust me, there are amazing views to be had on their roof as is, even more so with a 2 floor addition and if you did a nice new exoskeleton and 8-10 floors, you have unimpeded views east and direct views south from balconies.

But cost would be considerable.

^ I would imagine. The building itself isn't anything special as it is. Just hate to raze a buidling when vacant land abounds in the vicinity.

Maybe a short term use like SDM said. Although I think still a good opportunity for a smaller firm to own their own building.. That one would be easy to gut & refit.

Speaking of piling around existing buildings, what ever happened to that crazy expansion of your building ? Or was that a block west ? Can't remember.

this new surface of capital blvd is really bland looking. I think concrete slabs would look better.

I would imagine it was just some cold mix thrown down last fall and it will be repaired when the stone layers come back to place stone on the next stage of the street.

I don't know about concrete slabs, but I agree that so far the streetscape is pretty underwhelming. I like the granite bollards, but the package as a whole just looks very sterile

On another note, They've installed some really neat oversized granite benches along 118th avenue between 95th and 82nd... We walked down to get our bread and mexi-supplies this past weekend.... Alberta Avenue is looking pretty spectacular.. the new streetscape is so engaging and inviting looking.

They have some areas marked out for benchs. Keep in mind none of the blvd trees have been planted nor are there street lights yet.

^ Was on Alberta Ave last night. That area has seen some massive improvements in the last 5 years; not a hooker in sight these days.. Could, however, still stand to do some streetscape improvements south along 95 Street to link up Alberta Ave-Little Italy-the Quarters and maybe do something with that little area of Norwood Blvd West of the Stadium.

The area sure does look nice, doesn't it ? The improvements have drawn a lot of people out.. the Ave is quite bustling now, lots of new shops and restoraunts have opened up.... I agree about 95th south of 118th... should have been tied into little Italy to create a continuous shopping district. The new Norwood Village apartments should have been done much better to adress the street front. Thank the mayor and the incompetent buffoons at the development office for that one

I honestly hope that one day the 118th ave underpass can be filled in and 118th ave brought to grade, and the lots west of Northlands re-purposed to residential. We are working on that one, but it's going to be a slog
