Except they realised they couldn't build anything like that on that property, what with the whole load bearing issue. All you could get was something of similar shape with possibly similar design features.

I truly wonder if it's not an issue of CAN'T, versus deciding that it wasn't cost effective. Think about it, what sort of architect would put together the original design without taking the LRT line into account? Something smells fishy here.

There could be a few issues here. The LRT Tunnel could have had some weakening happen over the span of the construction. There might be more than what we are privy to.
The timing of this and the "edmonton doesn't like glass, it likes brick" comments should tell you all you need to know about what has changed with Procura. This isn't switch and bait or value inengineering, its the shitty direction Procura is going in with their new senior management. Plain and simple.
Procura is the new TNP.

Probably the only redeeming factor in the new Mayfair on the corner is the curving design. Other than that, it's well, ugh. But at least it's not as bad as Peregrine Point, but still... Looks like a bunch of college dorms, in fact.

True, but look at the other three corners. You have the quirky but not spectacular 60s design on the north end, a soon-to-be modified 70s hum-drum design and a hole quickly filled by some desperate 90s po-mo. It<s got a long ways to go before that corner absolutely demands it.
The building is rental. You have got to expect rental designs.
