Hopefully this will take some of the pressure off of the Emergency Department at the Royal Alex.

It will be interesting to see how the systems will operate since they sat idle for 2 years. It would also like to see the DI equipment installed.

Oh, gee, now people realize this thing isn't looking good. I've been saying that all along, but the big boys kept saying how they knew Procura would pull through and offer quality design. Fine, as there are many nice examples of faux-historic around the world (even the new Roots on Whyte Building). But looking back over Procura's portfolio, I have to ask, what did we see? Aside from a couple projects (Intact, Emerald Stone, and Century Park), their buildings range from good to boring. And you expected them to pull off faux-historic well? The same people who were behind a Boston Pizza in Richmond, BC and that awful tophat to the Montana.

^ Eat a Snickers. You get a little angry when you're hungry.

In other news MacEwan has named Bing Thom Architects and Manasc Isaac Architects to design their new Fine Arts building on 104th Ave. Don't know much about either.

I don't want to be a downer, but GMU has slashed their budget for this by more than a half, and is scaling everything down drastically just so they can get it open by 2013. Kind of an ominous beginning to what had been a promising project.... but maybe it will still work out (crosses fingers).

Well, if Bing Thom is involved, I'm optimistic.

I actually don't mind Mayfair south. It's near my house, and it's grown on me over the last month, especially the — fold in the rear north-east portion. All in all, I think it's a pretty well executed faux-historic piece. While I would have preferred something contemporary, I think it's decent. I was hoping the podium would put a little icing on the cake; however, if that's stucco on the rather heavy looking uppper portion, I will be disapointed.

I agree it looks fine...except for the little band of stucco on the parapet....they covered the whole building in stone or brick....why not that last little piece!!!!

we need to start differentiating between "the" material and the use of the material:

the material itself does not dictate design aesthetics (either good or poor)...

That's great to hear, now let's hope he gets enough of a budget to actually do something sublime.

The parapet might be reserved for commercial signs.

How do those examples show anything but average sales in that given neighborhood.

It shows sales are going for asking or slightly above in his neighbourhood (which, historically, has had lower prices too). Signs of increasing desirability of the Alberta Avenue/Parkdale neighbourhood as well.

I only follow transactions in my area, but the assumption would be that what's going on in my area is reflective of the city, for the most part. And as these properties are in a typically lower valued part of central Edmonton it's a good sign that people are interested in investing in central areas of Edmonton. Properties being sold for asking value or above means multiple offers and perhaps bidding wars for properties, which would indicate that the local real estate market is getting hot.
