Agreed. The yellow brick helps the building tie in with the synagogue. But I would swap the red for dark brown, black or charcoal. It would be a better colour combination. And there is no additional cost using other colours either.

My biggest issue they need to get rid of is the first 3 floors with punched windows as black star said. Seriously no point in having that there it's so damn ugly. I don't think there is any problem with the street interaction as long as they get the right tenants. Slap a cafe in there and I know where I'll be chillin in the future.

Question though, what type of street interaction would you guys like to see??

I don't mind the punched windows; I think they help break up a monolithic structure (podium matching the existing synagogue), brought about by the steady rise in height from the first (original) structure up towards the third level of the new structure - it is a good balance, imho.

For street interaction, a simple entrance into the new structure on the south side of Jasper would be all I'd want, just something to break up the steady walk up the block, something that would invite someone to come into the store (should there be one) on the main level.

End of the day tho, even if the entrance is at the south end of 119th street, I'd be okay with it. Great improvement from what was there earlier.

An active street front. Ingress and egress, clear glazing, and active interiors.

You would think a place like this would have some sort of cafeteria or food service that could take advantage of a ground level patio or something.

910.9 (JAMSC) Jasper Avenue Main Street Commercial Zone

1. General Purpose

The purpose of this Zone is to provide a Zone that accommodates at-grade, predominantly retail commercial, office and service Uses suitable for the Downtown’s Main Street, Jasper Avenue, and to ensure that infill developments and the retrofitting and preservation of historical and older buildings incorporate human scale design characteristics to enhance a revitalized, dynamic Main Street atmosphere.

5. Urban Design Regulations

Street Interface

Developments in this zone shall reflect the requirements outlined in the Urban Design Framework for Downtown Streets within the Capital City Downtown Plan, Bylaw 15200, emphasizing specific boulevard treatments to enhance the pedestrian oriented character of Jasper Avenue.

Developments shall provide multiple points of interaction in the form of doorways, operable windows, and large display windows to facilitate pedestrian interaction.

Developments shall provide the opportunity for street fronting convenience retail and service uses to strengthen Jasper Avenue and abutting side Streets as a pedestrian oriented shopping area through the following.

Ground level retail uses shall open to the Public Roadway, other than a lane, rather than an internal atrium.

Building Façade, Materials, and Exterior Finishing

Building façades shall incorporate architectural design details or features that reflect the predominant urban character of Jasper Avenue, as identified in the Urban Design Framework for Downtown Streets within the Capital City Downtown Plan, Bylaw 15200.

The building façades shall be strongly articulated at regular increments to add variety rhythm and a human scaled dimension along the block face.

Building design and at street façade treatment shall provide awnings, canopies, window openings, reveals, offsets, multiple entrances, arcades, columns, quality materials, interesting design, fenestrations, double Height entrances, parks, plazas, appropriate landscaping, colour, or other architectural features.

All exposed building faces shall have consistent and harmonious exterior finishing materials,

Exterior finishing materials must be durable sustainable, high quality and appropriate for the development within the context of the block face. The contextual fit, design, proportion, quality, texture and application of various finishing materials.

Infill developments shall be sensitive to the design character, scale, façade and materials of adjacent buildings within the block face.

I wish there wasn't such a disconnect between Jasper Ave West of 109 st, and Jasper ave east of 109st...

I wish the Jasper avenue vision would include the full stretch... too bad the DBA zone couldn't be extended to include the businesses along Jasper West.

^agreed. In my opinion, it should run from 95st to 116st and then make 116-124 distinct as a unique district.

In a think tank meeting right now at city hall that has been formed to work on rediscovering winter. Marketing, hospitality, livability, urban design etc.

Very exciting and a symposium in early 2012.

IMO there should be a Jasper Avenue Urban Design Plan from 82 to 124 Street that provides additional development/design regulations.

Absolutely, there should have been one instituted years ago on Jasper Ave.. However its sad we have to implement any of these basic architectural regulations minus basic zoning and such.

I was noticing the disconnect myself the other day driving west on Jasper. Couldn't help but think the little dip in the road just west of 109 had a bit to do with how things developed.

But I don't agree that our downtown should be expanded further west. I can see Oliver better as a more competing community with small businesses and a lot more residential. Reno's to Jasper Ave in Oliver is a big must also and hopefully thought of soon.

Maybe one day we will have our own downtown AND uptown like in NY
