No one tenders a job a year before construction and no contractor is going to hold their pricing that long

And I think we'd have heard if the hotel / condo was out for bids, and Ellis Don ? Seriously ?

My C2E BS detector is going off

Cactus Club has asked us to remove the images that are publicly available from their DP for the time being.

Not sure why, feedback was excellent.

no inside info on this project and how it is being handled but construction management is often let in the preconstruction/design phase (as that's where the most potential value can be achieved). the only thing being "fixed" is the fee, not the project pricing.

Good thing I caught a glimpse of the Cactus Club. Very promising and what a way to change the street interaction on a building that has none.

That Cactus Club street presence would be a massive draw in the summer, and will obviously really animate that block. Now, if we could get AHS to turn the surplus to requirements Edmonton General parking lot fronting Jasper into a civic square, complete with a fountain/comfty seating, and, since I've got a little kid now, perhaps with a small playground area for the kids, this part of Jasper could really come alive.

Aside, here is a sweet project from The Beaches in Toronto that would look hot on 124th. It does scream a little Miami/Art Deco so it might be a little context dependant (hence, Beaches location), but I love it:

Please do not repost the images if you had saved them until Cactus Club calms down.

Design wise:

-Sleek
-modern
-huge patio with a defined perimeter with landscaping.
-looks like the doors to the patio/lounge/restaurant may open? in summer.
-nice cantilevered awning with name.

Might be the Jaffer retail space south of Jasper ave along 104 St...a mom & pop convenience store and a used comic book store were in those spaces at some points.

Anyone know what the large Mammoet-ish crane is doing around Epcor-NLRT-Arena area? Was at Macewan @ 107th bus stop and noticed, but didn't wander closer. I'm guessing something to do with the NLRT?

Where will the "huge patio" go, then? There isn't much sidewalk space there. Are they converting the adjacent parking lot which was supposed to be Devonian II?
