It sounds that this renovation will be in the millions the Ritz Calton look it does not get any better than that, it was nice to see that photo the the proposed hotel, oh the things that could of been.

I think it is a new 85,000 ft. Leon's Furniture store. There is a Century Group sign up and their website says they are building one in Regina right now. As far as I know this is their first Regina project.

I have also heard rebranding is in the works to something more upscale than Radisson Plaza - possibly Sheraton.

Are they building both a Leons and Lowes in the city that shows alot of faith in the city, Regina is fast becoming a city of choice .

Leon's is a furniture store, Lowes is a home improvement store... They are in two completely different as far as I know.

Leon's will compete with Ashley's and all those other furniture stores, and Lowes will compete with Rona, Canadian Tire, Home Depot, Home Hardware, etc.

Damn. Too bad it's a cheap timber walkup, that is one fine lot for a better option. Some shadowing concerns for the park, but the rest seems like a no-brainer to me.

When is the city going to look at amending their zoning bylaws to include needed provisions for affordable housing?

All we need next is a ikea , it is hard to believe that both these stores are setting up shop in Regina .

Are you suggesting that they force developers to include affardable housing in their projects? I know this has been tried elsewhere, but it has the potential to reduce the supply of downtown housing inadvertently, by making it more expensive to build downtown. This could eventually lead to further shortages and higher rents.

This looks like a modest project that should slightly relieve pressure on downtown rent increases, so it should be a good thing in that respect and I can see why the Planning Commision is approving.

Right now, I believe the City's strategy is based on the 5 year tax holiday for new rental apartments and downtown owner-occ housing. There are existing federal and provincial programs to subsidize low income housing. We will see if this strategy works.

We need to see more downtown apartments/condos. Outside of Capital Pointe there is nothing substantial in the actual downtown. When I move back to Regina in 2004 I want to live downtown and although I'd love to live in Capital Pointe, it looks like its the only option on the horizon.

And we probably will never get an Ikea. They have a "million person" barrier on there stores. Winnipeg has been trying to get one for awhile, but without a million people Ikea isn't interested.

And larger structures are cheaper to build per unit to a point, but our zoning densities don't allow that so we get crappy timber 4-story walkups that will more than likely become rentals. Rentals are not a good solution to low-income housing and are not overly healthy for neighborhoods. If we want a vibrant downtown, we need better choices for those that want to live downtown and they need to include all members of society. Pushing low-income people into one or two areas as Regina and many other cities seem to love to do do nothing to improve the living conditions of those people.

But it's the same crap developers and city planners have fed us for the last hundred years and will continue to as long as we let them which would appear to be for a very long time.

Its funny that IKEA would be a benchmark for how large or high quality your city is! Ironic, specifically, because its terrible quality if stylish.

That is a nice looking office building , there is a ton of office buildings been announced this year.

Yes, there is also one on 2nd Ave http://www.regina.ca/AssetFactory.aspx?did=5756,
the one on Arcola and Wascana Gate East, plus the office park in Grasslands and the Pasqua and Dewdney building. Only 2 downtown though: Mosaic Tower and Albert and 11th.
