Yeah I noticed that one too. All of his look readlly good!

How do these guys make these? Is it just a matter of firing up Photoshop or is there some other app they're using? And do they make them to the scale shown, or make them larger and resize them down?

Yes, Matthew's renderings are spectacular!!!!! Hopefully he'll eventually fix up the "crown" on his Regina City Hall rendering so that it is flush with the rest of the building. The Delta looks good too!

The crown is not flush with the building. It is about 1m from the sides, as shown in the diagram.

Regina residents should expect to see above-ground features of the downtown City Square project being built yet this fall, according to the manager responsible for the project.

"The public hasn't seen very much, but it's amazing what we've been accomplishing underground," Denise Donahue said about the plaza space being developed just north of Victoria Park in the city's downtown core.

"In the next while, we'll be seeing a lot of above-ground features being developed. I'm excited that everyone will be able to see what we're doing," Donahue continued.

Crews have replaced the watermain under the affected section of 12th Avenue and there has been a lot of work on underground connections for utilities such as sewer lines, she said.

"We've actually made some significant progress in the last month," Donahue said, noting work was delayed by rain and complications with the underground utilities. "With this weather, it's been a beautiful blessing. We're actually able to get a lot of work done."

Over the next few weeks, crews will start pouring the concrete for "living room" spaces along the now-curved north boundary of Victoria Park. Those spaces will feature seating and lights, which are important to have set up before the darker winter season, Donahue noted.

Over the next few months, the controversially designed sunshades planned for the space will materialize, Donahue said. The stage and archway at the corner of Cornwall Street and 12th Avenue are expected to be built, too, but won't be functional until next year.

"We're still behind, but I'm pleased with the results," she said. "But we're still definitely on a two-year schedule. It won't be open until next year."

Though many architectural features are expected to be built yet this year, the paving stones for the plaza won't go in until the spring. It will take time to get 70,000 square feet of paving stones down, Dohanue said.

Though the plan is to halt construction and reopen 12th Avenue to traffic for the winter, the timeline for when that will happen has not yet been confirmed, she said, noting crews are prepared to keep working if the weather changes to snow.

"We want to keep working on the site as long as we can so we can meet summer deadlines," Donahue said, noting that groups already are asking to book the festival space for events next summer.

They were built by the same developeer at the same time (late 60s) and given the same name - Avord Tower.

Given its proximity to the Regina International Airport and Global Transportation Hub, its proponents believe it won't be long before the project takes off.

"Regina currently has the lowest (office) vacancy rate of all major markets in Canada in both downtown and suburban markets," said Dale Griesser, president of Avison Young Commercial Real Estate (Saskatchewan). "Currently, the vacancy rate in Regina is 2.9 per cent.

"Regina has been experiencing demand for suburban office space for the past several years, and now we have a development ready to proceed," he told a news conference Wednesday.

Located on Parliament Avenue between Lewvan Drive and Harbour Landing Drive, the four, three-storey, 40,000 square-foot buildings will appeal to tenants who want relatively inexpensive office and parking space, Griesser added.

"We think Regina really needs more office space, especially suburban, campus-style office space near the airport,'' said Brian Kernick of Greenview Developments of Cochrane, Alta., who is co-developing HLBP with Neil Braun of Oak Park Developments of Calgary.

Several new office buildings underway in Regina
By Bruce Johnstone, Leader-Post October 7, 2010 6:26 PM REGINA — After being grounded for decades, Regina's office market is ready to take flight, with several new office buildings underway, a commercial real estate conference was told Thursday.

"For the first time in many years, there is excitement to share regarding new office developments,'' said Dale Griesser, president of Avison Young Commercial Real Estate (Sask.), which organized the half-day conference.

"This is happening in both downtown and the suburban area of the city in three design (types): small office, large office and suburban campus settings,'' Griesser told about 235 conference participants.

As examples, Griesser cited several projects that have been announced recently, including a four-story, 80,000 square-foot office building at Albert Street and 11th Avenue and a three-storey, 55,000-square-foot office building on Pasqua Street and Dewdney Avenue,

"We're excited to talk about these office buildings because they will be available very soon and they're greatly needed to appease the pent up demand (for office space) in the market,'' he said.

Of course, the big news in the downtown office market is Harvard Development's Hill Centre Tower III, a 20-storey, 208,000 square-foot office tower at Hamilton Street and 12th Avenue.

The $100-million project, which is slated for completion in late 2012, is the first office tower to be built in downtown Regina in 20 years.

I don't understand the appeal of suburban offices. You're completely cut off from the rest of the city's offices. Just imagine if we got a fifteen story tower instead of these lazy ones.

Large office items.

Semi's and downtown cores do not mix, and if you have an office with huge items going in and out of it on a daily basis then a suburban office will be much more convenient. Imagine a semi backed up across Vic Ave to try and unload items at a downtown office? Not fun.

For as much as I want to see more office towers downtown, I can certainly see why people would be attracted to a suburban office setting. They can potentially be closer to people's homes giving less commute times and have easier parking access. I love what is going on in downtown Regina, but, the parking situation is not good. People are subjected to parking in lots run by Impark or stuck trying to find metered parking. From reading I have done on Impark, I have learned that they are pretty much a scam anyways and have absolutely no authority to collect on tickets they issue. If I was a millionaire, I would deliberately get a ticket in one of their lots and take them to court over it just on principle.

But, I digress. Suburban offices do have their appeal, but, I hope the development in Harbor Landing does not come at the expense of downtown development.
