Only thing I've seen (though, I'm not in the know...at all ) is the Priority Registration on their site. Lists some prices and sizes, but I'm not sure these are 'final' numbers or anything. No mention of a sales centre.

If I recall they didn't start pre-sales on Quest until the project was well underway. I'd think they're going to be doing the same thing with Pearl.

IMO that's a much smarter way to sell condos... yes it costs more up front but I'd think that people would be more likely to buy into a building when they can see construction progress.

Smarter in one regard, riskier financially. I suppose they have their own funding back the projects then as normally things wouldn't start digging unless there is 50-80% sold (depending on the economic/lending climate).

^ I guarantee whoevers' behind Regency has deep pockets. Who else is building on spec in Alberta right now ? nobody.

Edmonton could use a few risk takers. Part of the problem thus far is a lack or risk taking, and Regency has proven that risks do pay off here, and I suspect the same will be the case with Pearl

It's quite a shift from when I purchased my unit. The contracts were initially written so that everything except 25% of units that were held back HAD to be sold before they'd break ground.

That being said, I put my money down 3 days before sales were supposed to officially start & half the building was already gone. Oh the heady days of the boom....

Actually the rainbow flag is internationally known to symbolize diversity and inclusiveness. Although it is most commonly known as the 'pride flag' representing gay pride.

Although the color scheme is technically correct for the rainbow flag, I think it is supposed to reflect a person running with a rainbow colored kite.

Designed by BKA, it's 90% market rate housing, mostly 3 bedroom units, leaning towards being a family building

The league is going to be discusing it shortly, It will add some more density around the LRT station anyways

With windows that small, why even put them in at all? Two-bit rendering from a two-bit designer.

I see that the debris from the Mayfair has now been cleared from the site.

As usual you don't know what you are talking about, but this is a Capital region housing project, and while I agree it is not the greatest it is still much better than a lot of the market high density units that have gone up around here.. the owner has agreed to a bunch of concessions that we've asked for, I think this is a good project for that site.

I'd take this high(er) density housing over an empty gravel lot any day, even if the overall design is a collective "meh".

3256km of driving later... i am back.

Will do a full road trip photo thread and recap, but of all the trip, I was most impressed by Winnipeg and equally depressed. So much character, so much potential, exchange is amazing, osborne village is what 124st should aspire to be, but so many boarded up beautiful buildings and so few people downtown.

The drive is something everyone should do. And Winnipeg has a lot of contradictions. Some great Architecture and large swaths of depressed areas.

The 3500 km drive seems nice compared to me 4000+ km flight to Iqaluit to sit in an office waiting to find out I couldn't fly north then fly home.

Its always fascinated me how many Alberta based contractors work in the north.

Received a notice last week for an amendment to the zoning bylaw from DC1 to CMU for the Arlington site.

My guess is to make a sale easier as the current zone requires a replica arlington essentially at the base.

if you have thoughts on this, email: trent.portigal at edmonton.ca

cheers

Yes please.

Pinnacle on Adelaide. Nice building, good, smart layouts ranging from 546 sq. ft. 1 bdrm, up to a max of 1090 2 bdrm. (or at least that is what their site says right now).

e-mailed with a cc to all of the councillors:

Dear Trent,

I notice that there is a rezoning application coming up on the old Arlington Block site looking to change the zoning from DC1 to CMU.

If this request does not already include repayment to the City of Edmonton for those grant monies provided for the Arlington Block’s previous “restoration” - and for which insurance proceeds were presumably received by the owners following its fire and subsequent shameful neglect and disregard as it fell inexorably towards complete demolition - calling for said repayment would certainly be a part of any report or recommendation I would write for council.
