I sometimes compare (if only superficially) contemporary Saskatoon to the pasts of Canada's larger cities (because I've lived and have family there, I often use Calgary). With careful contemplation of the technological, social, cultural, demographic, political, economic, geographic, land use and transportation factors and trends, their evolution(s) from a population of 250,000 to present day may reveal -- on some level -- a recipe for Saskatoon's urban maturation process. How we mix, bake, and relate to that recipe is an entirely different matter...(hehe, I tend to think in fuzzy, hypothetical terms while I sleep too).

We're stroking our own egos; Saskatoon is an exceptional city =D

Global reported tonight that the city has agreed on the price of 5.2mil (and change) for parcel y. Apparently council is ready to decide, however because the price is below market value they have to notify the public - yatta yatta yatta. Final decision June 14 Council meeting. Also, public will have a chance to voice there opinions before the vote. I got the impression from the story that all of Lake Placid's financing checks out

That's good to hear. It's even a little reassuring.

So the sale gets approval on June 14, then what happens?

It really sucks that they axed the restaurant (which I suspect means no waterfall for the corner of Spadina and 2nd).

They'll need a building permit though...or did council waive that requirement

EDIT: I suppose obtaining one won't be a hassle/lengthy process.

The Cinepost space on 20th and 3rd has been leased. Great spot for a coffee shop (just a guess).

I was talking to a friend a few weeks ago who seems semi-serious about opening a Bushwhacker's style pub in the city.

I've never seen the west side of the river so busy as it was last weekend. River landing has really opened up the riverbank to the whole city, including west of Idylwyld and the demographic mix walking on the Meewasin reflects it.

I'm going to miss the copper colored sediment build-up. I traversed the shore behind the plant a couple days ago. It's quite technical with a bike (especially crossing the outflow streams). Weather permitting, I'll try to snap some pics next time I'm over there. The sediment really pops against the water, greenery, and skyline.

A paved path will be nice though.

City sets Parcel Y price

Land priced at $5.2 million; developer ready to proceed

It's been called Saskatoon's most valuable piece of property and now we know what city council thinks it's worth: $5,240,494.

The city has reached an agreement on the price of Parcel Y with Lake Placid Developments, in partnership with Karim Nasser's Victory Majors Investment Corp., one of the final steps toward the end of more than a year-and-a-half of delays, extensions and public drama for the city's most touted private development.

"We're ready, willing and able now to proceed with the $200-million project," Lake Placid CEO Michael Lobsinger said Tuesday. "We have financing in place . . . and are ready to move dirt in June or July.

"We're going to be going forward with all phases of the project right away."

City council, sitting as an executive committee, made the decision in private Tuesday afternoon to advertise the land sale before it was announced at the evening council meeting. The sale still requires the blessing of city council on June 14 because the purchase is for less than market value.

At that meeting, those with objections to the sale will be able to speak before city council takes a final vote.

The sale -- for $5.24 million -- is $5.76 million less than the $11-million value arrived at by outside appraisal firms two months ago.

The city agreed to sell the prime riverfront land, across from the Remai Arts Centre, to Lake Placid once before -- for $4.8 million.

But the company wasn't able to meet several payment deadlines after markets collapsed, putting financing in limbo and forcing the developer to forfeit a $250,000 downpayment to city coffers.

A new sale agreement will have a stipulation that title will not be transferred until the city has assurances the developer has money to bring the land back to grade-level and build an 800-stall underground parkade, which is estimated to cost more than $50 million, said Mayor Don Atchison.

It's the most due diligence the city has done on any land sale, Atchison said.

"We have to bring this to an end at some point in time," he said. "We're getting close to the end with them and hopefully everything will be in place for the June 14 meeting.

"We want to make sure it does get developed and doesn't get stopped halfway through."

Sandi Schultz, special projects manager with the city, said documentation will still be required that shows financing is in place for more than just the land purchase.

"I am comfortable this project will be complete," said Schultz. "The city is confident they have the money but there needs to be that document that shows they have funding to bring the project to grade (level)."

The $200-million hotel-condo-offfice project could be completed in 36 months, Lobsinger said.

The $5.24-million price tag is not a deal, he said.

"It's a fair value for the land," Lobgsinger said.

"It gives a higher value to the entire (River Landing development)."

I thought that's what they were already spending time reviewing?? Is Lobsinger STILL holding out for that last signature? Is it now a chicken vs. egg issue where the mysterious final signature won't step up until they get the land, but the city won't sell the land until they see the signature? Oiy, just build it already!

It all seems to be a mystery and the drama is getting to be a little to much.

There was an information meeting held last night at Prairieland for Stantec and Graham/Flatiron to have a presentation to the public on this project. Did anyone out there go and if someone did what came of the meeting??

I was busy watching council on TV to make it down. It would be interesting to hear what some of the question were.

As has been the case all along, you really need to read any quotes from Lobsinger closely. He has never said they have the full financing in place - ever.

From what I have heard he still doesn't, and the above quote hints that this is likely the case.

This may be splitting hairs, but given the history of Lake Placid not having the money its worth taking a second to pick apart his words:

Notice how he separates the "...$200 million project" and "We have financing in place...". He does not explicitly state - we have the full $200 million financing in place.... In the immortal words of Cuba - "Show me the money!"

Hey... TJ Maxx is the parent company to Winners and Homesense so me thinks that TJ Maxx won't be breaking into the market, but it could be one of their companies maybe?!

I have to say, I am impressed with how fast the College Quarter residences have come up. Took a glance at them from Preston Ave. tonight and it looks like they're basically on to working on the fifth floor.

If only Meridian were the developer of Parcel 'Y', they would've had that thing finished 2 years ago!
