It's exciting news that the harvard site is moving along, but is anyone else here not happy to see all these businesses getting kicked out of hamilton? The new tower better have several retail outlets on the main level to replace them!

This summer should be VERY interesting! I just can't wait for the plans for this Harvard tower to come out. The size and design should be something to look forward to.

ok so we have the 2 smaller office buildings.the one replacing the bowling alley on Dewdney, and the one filling in the space left behind from the old theatre on Albert. Then we have Capital Pointe, the Gardens on Rose and the Harvard tower. The Vic Park project as well. Most of these are starting this year...

is there anything I am missing? Even in 2 years the look of downtown will be quite different! Very exciting.

There are currently two office towers in the planning process, one of them likely being the harvard tower, so there is one other tower coming our way .
Also, don't forget that the Canterbury site has big plans for residential living, including a tower as well.

You can take a lot from the new downtown plan to draw a bit of picture of its shape at least. The Built Form Framework http://regina.ca/AssetFactory.aspx?did=2901 tells us that it must have street level full retail all the way around with minimal lobby/entrance frontage. "Fake" retail like medical offices or gyms won't cut it in this zone. It is also required to have a 3 storey "street wall" or podium built right to the property line. On the north side there will also be a 2-3 storey podium to provide fire code separation of the towers windows with adjacent mid-block properties. There will be no visible parking and no pedways. The top will be distinctive perhaps with special lighting. There will be no visible roof top mechanical ecquipment.

The property is in the maximum height (55m) and density zone. This only corresponds to about 14 storeys in an office tower. The developer must provide "bonuses" (public amenities) to exceed this. I think one thing Capital Pointe offered was wider sidewalks with a double row of trees.

Don't expect this tower to be much higher than 55m. They instead are likely to have larger floor plates. That is, it will be wide like the Canada Life Building or SaskTel, rather than particularly tall.

City Council can of course override any of this. The City already allowed the height restrictions to be considerably exceeded by Capital Pointe.

2 office towers
gardens on rose tower
canterbury tower

We have been told that we will be loosing our parking spots behind Victoria Tower to make way for the Gardens on Rose. We will be evicted in September, so today's article stating construction will start in July is a little bit a head of the real schedule. However, marking of underground lines and surveying is already taking place, so you never know I might be looking for other parking accomodations sooner than I think. Bottom line, this project is really happening.

A quick map of current (purple), announced (green) and rumoured (yellow)construction downtown for orientation. I marked the stadium as yellow even though it is more than a rumour. I also don't have the Central Library project or the WOW project on this.

I suspect the green square on Hamilton just behind Golf's should be one block to the east, on Rose. I'm pretty sure 2nd Sask Power bulding is only at the concept phase right now.

Red circled "p's" wouldn't be so bad if they represented parking structures and not the big parking fields (sorry surface lots). Except for that one on Cornwall st. between 11th and 12th avenues, that one is just hideous!
