i agree that there is a rental shortage.....and i am all for finding your aunte a place to live, but that doesnt mean we should just accept any proposal no matter what... it can be done properly...even on that site more appropriate development could happen.

Safeway property garnering some interest

A number of prospective purchasers have already expressed an interest in Canada Safeway’s Ellice Avenue store, which the grocery giant closed earlier this week.

The 1081 Ellice Ave. outlet closed Dec. 10 after 44 years at that location. The West End location was closed to make way for a new flagship store scheduled to open Dec. 11 in Madison Square near Polo Park.

Gloria Cardwell-Hoeppner, executive director of the West End Biz, said there have already been three or four inquiries about the property. However, she said it’s too early to discuss who the interested parties are.

“I have had some inquiries into the space and availability, so that’s interesting,” she said. “The West End is becoming a popular place for businesses and residents to locate, so good space is definitely in demand.

“It would be great to see another grocery store, but I understand that when one store closes they’re not necessarily willing to give up the space to their competition.”

Andrew Swann, the MLA for Minto, continues to receive calls and emails from the community in support of having a full-service grocery store at the location.

Swann said he is not yet aware of any specific plans for the property.

“Safeway has said that they’d be willing to keep the dialogue open,” he said.

“I will take them up on the offer and I’ll repeat what I told them about what the residents said, and hopefully they can give us an idea of what their plans are.”

John Graham, public affairs manager at Canada Safeway, said the company hasn’t begun to review its options for the Ellice Avenue property. Safeway owns the building and the land it is located on.

“We still plan to sit down with Andrew Swann...to get the community’s input,” Graham said. “And we’ll certainly be moving forward in the new year with a strategy for alternative tenants for the property.”

Chad Balmer, store manager of Valu Lots at 910 Wall St., acknowledged that there was a downside to the closure of the Safeway outlet. However, he added that it could be good news for other area businesses, such as his.

“With business on the rise, we’ve been trying really hard to cater to the area we are in,” he said, adding Valu Lots began planning an expansion and upgrades to its food and pharmacy departments in anticipation of Safeway’s closure.

Wes Schollenberg, commercial division member and past president of the Winnipeg Realtors Association, said he has already fielded some queries regarding the Safeway property.

“Some people have called me on it, and I’ve pretty much told them that it’s not on the market and not available,” he said. “I think if somebody brought them a good proposal they probably would not be in a position to deal with it for many months.

Cardwell-Hoeppner said even though she was disappointed by Safeway’s decision to close the store, it could benefit smaller businesses in the area in the short term.

“It will probably give people in the community an opportunity to experience some of the smaller stores and what they have to offer,” she said.

Cardwell-Hoeppner said she is not sure at this time what she would prefer to see move into the location.

“It’s a good chunk of land, and a good size building, so definitely I could see a larger business, or several businesses grouping together,” she said. “It’s always nice to see mixed use.”

true.. but... remember when they built those buildings they had to sign a zoning agreement not to build anything els there

this whole mess resides from the developer wanting to reneg on that zoning areement

Re: Developer walks away, Dec. 11.

Once again, members of the Not In My Back Yard camp have succeeded in derailing something good (i.e. significant private investment and a healthy increase to the property-tax base) for the city. A tale disappointingly similar in its outcome to so many others (OlyWest to name but one), I'm willing to bet all those North Kildonan residents opposed to the Devonshire Properties project would have been fine with it had it been built elsewhere in the city. But try building it in their backyard? That's a different story.

How sad. How very sad.

I hope that Safeway gets redeveloped soon. Safeway has a reputation for sitting on properties. And it will never, ever be another grocery store.

^ When Safeway built the new one across the street in Westwood 10 or so years ago, they sat on that empty store for a lot of years and bascially decimated the surrounding strip mall before it was subdivided and the entire strip mall reno'd.

It's too bad about that store on Wall St. the location was very convenient for us to pick up odds and ends.

It was a classic.

It's kind of funny how Safeway can have two locations within 2 km of each other, especially around the Garden City area. There's one on Leila in the Garden City Square strip mall, and then you have another reno'd disco Safeway on Jefferson and McPhillips. It makes me wonder if they'll ever close down the Leila store and increase emphasis on the Jefferson store. Then again, they both flank a Superstore in between.

Well, if Safeway won't allow another grocery store in it's location, I hope Value Lots decides to provide more of that service. Aren't they owned by the Northwest Trading Company? Or did they sell it, since the name changed from Odd Lots to Value Lots?

If NWTC still owns them, they should expand their company (specifically grocery) to Winnipeg. Why not? They have enough monopoly in the other communities they serve.

You mean the NorthWest Company that serves the northern communities ?
I guess they might but they're not currently set up for anything as large as what you're suggesting. To fill the building with goods to sell would require them to switch their focus and aggressively expand into the extremely competitive market of grocery sales. They're set up more like a mini-department store for the sake of their customers in the north. That market is already very full in Winnipeg.

Like I said though, I could be wrong but my guess is that they might want the land but the building itself is more than they could use.

Yes the North West Company owns Value Lots. They have expanded to Winnipeg and the grocery sector with the Giant Tiger banner.

Funny you say that because there is one on Main St/Inkster then one not to far away on Mountain/Mcgregor.. thats a pretty damn close proximity lol

I think the NWC has the rights to like 600 stores with GT in Western Canada. In Ontario and Quebec its individual people who own them. The first Giant Tiger that Northwest opened was in Thompson.

Also to note.. Giant Tiger stores are usually renovated from other former stores. Rarely they build from nothing like a brand new building as it would cost more to build new then reno.

The one in Thompson is in the old Safeway store, aand wasn't the downtown one here an old pool hall or Bi-Way before or did they essentially rip down and build up?

The Giant Tiger on Ellice downtown is a nice looking red brick building, underneath that horrible yellow facade.

I think they recently built new out on Fermor.

the old pool hall was shut down and vacant for a couple years befor giant tiger opened... but it sure is handy having it downtown
