Yeah big city alright, I hate these signs, as I also hate the blue halogen lights available now.....

Why would anyone hate those signs? they're just advertising boards. Do you hate billboards too? Advertising is just a fact of life, you'd better get used to it.

The video boards were distracting when they were first built, but I barely pay attention to them anymore. They're definitely more noticeable than billboard's, but I'd hardly call them a dangerous distraction.

And what "blue halogen lights" are you talking about?

if you're talking about the Hilbilly Vac Shack, I think that was more about that property being an annoying eye-sore than anything else. Video boards look a lot nicer than a bunch of strobe lights flashing randomly.

The outside of that store is the tackiest explosion of randomness I've ever seen, but almost in a good way. I suppose that's what makes the vac shack unique. But the strobe lights are just annoying. I think the owner only keeps them up just to say "fuck you" to city council.

Kelseys and Montanas are the same company.
I think Moxies is on its own.

Just came back from Regina this past weekend.

I thoroughly enjoyed watching the skyline rise against the desolate prairie as I approached west on number #1.

I also, really have to say that Wascana Park is maybe one of the most finest big city parks I have ever been too.

You guys should be proud.

I am always interested in the impressions of outsiders. Thanks for your comments.

Personally, for a city of its size, Regina's skyline is impressive approaching from east (#1), west (#1), and north (#11). In particular, I enjoy how the downtown "jumps" out of the prairie soil heading SE on #11 1-2k prior to the Pasqua interchange. You see the stylized Regina sign and shortly after the downtown emerges.

Unfortunately, the view from the south is not quite as impressive IMO.

Regina is very lucky that the skyline is so prominent when driving in unlike Saskatoon.

I also heard Colin O'brian is looking at moving onto Hamilton but on the east side of the street. There in need of a larger location.

That is what they told me when I went shopping there. They need more space.

2009-2010: Extension of Fleet Street
The detailed design to extend Fleet Street from Cavendish Street to Ross Avenue (4 lane) with a grade crossing at the CPR Mainline will be completed in 2009, with construction to begin in 2010.

As a former Glencairn-ite, this is going to suck for residents of that neighbourhood. Persumably industrial truck traffic will not be allowed but it will be a shortcut for industrial workers who live south of Victoria.

2011: Design for Pasqua Street/Ring Road interchange
In 2011, the preliminary design for an interchange at Pasqua Street and Ring Road will be completed.

And this one is thirty years too late.

Some Analyst for Merryl Lynch reported today that Regina Real Estate is "over valued" by 48%. Others are predicting comodity price crashes.

How do you guys think this will effect future plans?

As a real estate investor, I will be glad to see prices drop. We've been holding off on making any new purchases for the past year because of the skyrocketing prices. It doesn't make sense to buy property until the market corrects itself.

Market is surely overpriced, just because people were taking advantage of the momentum sparked by promising economic future and started testing the market asking for unreal prices. That same mentality has slowed the market now simply because all af the sudden there are almost 2,000 homes for sale on ridiculus prices.
But realistically, don't expect a 48% drop or crash, unless you believe that Saskatchewan has no future (the rest of Canada would first have to come down before that happens).
We also don't realise how dirt cheap the market was for so long. Along with our economy growth the market is correcting itself and you will see a few short-term ups and downs, but as it goes on these bumps will become less abrupt and the market will converge to more realistic prices, which naturally should be higher than those 2 years ago.
Bottom line? whether you buy, sell or wait don't expect any crazy gains or losses, unless you want to gamble on those sort-term spikes. If its your only home it doesnt' even matter 'cause at the end of the day you still need to have a roof on top of you.
My opinion: the best time to enter the real estate market is as soon as you can afford it.

There is some vacant space next to Pita Pit. Potentially that space?

Sure, if our downtown population doubles, I can see something like an interchange being needed, but that won't be happening in the near (within 10-15 years) future. What does the city need to maintain a healthy and safe traffic infrastructure in this time frame (we want to think far enough into the future to plan for growth but not too far so that we are gambling money)?
Wow, why don't you just list my name and my "dumb" ideas, as it's obvious as to who has suggested them... And where have I said ever that these things are immediately needed? Please go back and quote me!!! A double left turn lane sure... but where's the needed room? If you're gonna do that, then why not expand the intersection to include double turn lanes, a right turn access and egress lanes, and almost unimpeded 3 lane N/S movement. The interchange is years away!!!

Referenced from here.

Quite a few projects I haven't heard of but are definitely needed here. Anyone have any other suggestions that haven't been listed? (That are actually warranted, and don't involve the building of a freeway through the city)

Also, I don't think it was updated much, but there is a newer version of the road network plan here. The 2007 Traffic Flow Map is also available here.

Again ha, ha! I clarified the need for an expressway, DOWNTOWN in the end. Expressways can certainly have intersections on them! EX: The Lewvan Dr. Expressway. I did not say that this was needed immediately either. Please don't twist what I say! I am thinking for the future, I'm not talking 10 or 20 years even! You have to think ahead, otherwise you get trapped within certain situations that you cant reverse. A good example of this is Calgary, and I'm sure that they won't disagree and wouldn't disagree!

This info is interesting nonetheless, but it seems dated. I'm sure some projects have been fasttracked despite the labour problems. I'm also sure some of the city's road projects have either been altered or just weren't included in this article..

But hey thanks for the info anyways....
