A maximum of 4000 square feet will be allowed for only one tenant in the City Centre development. All other tenants will only be allowed a max of 2000 square feet. This will prevent any major downtown tenant from relocating but conversely may do some good in attracting tenants from other areas of the city who might not have been able to afford downtown rents.

Ha Ha, very funny! At least someone has a sense of humour around here. A little levity doesn't hurt. Regarding this office tower, lets all just agree that it's a complex issue and everybody has valid points. It hasn't even got past the rumour stage yet. I know that businesses have been given their walking papers, but instead of speculating, we all should be putting the pressure on City Council to uphold some of their promises regarding Office for Urbanism's advice, and try to ensure that we end up with a modern, urban building, with mixed uses, good design and definitely retail on the ground floor. Add to that, perhaps they should be walking the walk and helping these small businesses relocate in some way. Let's not let anybody get away with the laziness and lack of vision that is Broad Street Crossing again.

Infrastructure improvements needed!

After examining the location and plans that have been available to the public lately regarding the IMF, certain improvements along Lewvan Drive are ineviteable IMO! The Hwy 1 / Lewvan Dr. interchange is already a go! 3 intersections between Gordon Rd. and Parliament are under construction, although mostly to serve the Harvard Landing subdivision. There's going to need to be a central location along Lewvan, providing heavy traffic flows to the IMF, through the city. Our options are 9th Ave. N, a distant northerly option, Parliament Ave, a distant southerly option, The track areas at either 1st Ave. N or Saskatchewan Dr, examples of costly options. Or the most logical IMO, Dewdney and Lewvan, not for primarily large truck traffic, but for employee and small business and services. My proposal a bridge / interchange at Lewvan and Dewdney.

I agree a sask drive extension through lewvan would be the best option.

Is that not what I had been saying to begin with? Which you criticized.. An interchange at Sask. Dr. + Lewvan and an extension of Sask. Dr. Westward will cost at least $55,000,000.00 plus. Though it will be needed eventually!!!

Frankly so does Sask. Dr. as the only truly available corner is the IPSCO Place grounds(NE Corner). At either intersection houses and/or buildings will have to be saccrificed! There's also the need with Sask. Dr. for improvements of some kind at 11th. Ave. and 13th. Ave respectively. Or Dewdney Ave. Improvements at 7th. Ave and 11th. Ave respecively.

In conclusion: I believe that Dewdney should be step 1, with Sask. Dr. being step 2. Dewdney is receptive to increased traffic flow as there are 3 lanes in each direction available for traffic flow. Dewdney Ave is also a main throughfare towards downtown, and the warehouse district towards the East, as well as the RCMP Barracks, RCMP Museum and Government House to the west!

Yeah what would they do without their carlots????!!!!! LMFAO

Noticed this afternoon that they are erecting another one of those LED signs very high above Albert Street just north of the underpass at Sask Drive. Looks to be by far the biggest one in Regina yet.....

Sure, when it's a private business, trying to advertise on it's own and that someone on city council doesn't care for, flashing signs are against city bylaws, but when there's money to be made, erect one on every corner. Somehow, a couple of flashing lights was distracting for drivers, but giant grids of multi-colour flashing lights aren't. But I suppose I am the only one here that finds these installations annoying and distracting. 'Cause, you know, LED signs are, you know, like a sign of prosperity and all. "Look ma, at the prudy flashin' lights. We mus' be in the big city!" :/

This coming from the guy who doesn't want the Riders in Regina.....LOL, yeah what are those people in New York and Vegas thinking? To hell with modern technology and professional sports....lol.!!!

I find them very distracting at night, especially when brightly lit and displaying lots of movement and colour changes. I try to pay attenuation to my peripheral vision when driving, so I always think it's an emergency vehicle.

Can't be as ugly as the one in front of the Centre of the Arts (whatever it's called now). That one is an eyesore on the edge of a green space.

I don't mind the LEDs in the downtown/edge of downtown like the Casino or this new one.

And further on the Earls coming into the old Kelseys east, it will be a new store, but not the same as the south one. This one will be just pub food, not a full service menu. They want it to be competition for Moxy's.

Agreed. I would shed not a tear if it were to be swallowed up by the earth god of misplaced advertising structures. A pile of dirt covered in weeds would be more pleasant.

Earl's, Joey Tomatoes and Cactus Club are all the same business group. I'm not sure about Moxie's. I think they are in the Swiss Chalet, Montana's family, but haven't been able to find the information yet (or maybe that was Kelsey's in the Swiss/Montana pile.)
