I believe the two features framing the windows are the doors?

I agree, it could definately be better, but its far from suburban

And besides, the developers did a great job considering what they had to work with. The existing lot has nearly a million sqare feet of parking. It would be pretty hard for a company to develop the entire site and eliminate all of that parking. There just isn't enough demand in Regina to create that much office/retail space in one project.

Are you people really suggesting the city shouldn't have approved this? Are you really willing to wait another 8 years for another developer to come along?

Come on, this is a huge improvement for the area! Just be happy!

The developers have since said that they will demolish the west side of the old superstore building along Albert St. to allow for drive up parking on Albert St. storefronts. I think they are a ways from finalizing the project.

You will note the (very permamanant looking) beams and joists protruding from the middle of the top floor, in the photo. They have since covered the entire roof with tarps. It looks to me like they are removing the roof and building up so they can have penthouses with higher celings, bigger windows and balconies. I assume they have heritage approval.

I'll bet this will be a second tower immediately to the south of the FCC tower on top of the Agriculture Place wing of the building.

But like he said, the design is far from being finalized. So hold your hoarses and wait to comment. Let them design the place, and then poeple can constructively critisize. But i hate it when people dont wait for the final rendering of something before they make a point about/or complain about something. And besides there are way too many things going on with the old superstore that no one really know ( but the developers ) what is going to happen to the place.

IMO

What's the point of voicing an opinion after it has been completed?

Actually, it's important /now/ to make a point that this type of development is exactly what we /don't/ want. Developers need to know before they put pen to paper that expectations are higher. This is part of creating an environment where proposals have to be thought-out and justified, instead of just getting rubber-stamped because "it's better than nothing".

(BTW - I asked you on your Regina wishlist: why do you want another high rise hotel?)

Is that big thing in the middle going to be a storefront? Or an underground garage entrance? Overall not bad, though the two entrances on the side (if that's what they are) could have some more definition to it (eg more prominent mantles (is that the right word?), or a canopy (like those old apartment buildings you see in New York with a doorman). That font is awful - hopefully the real thing won't just be a stretched out Arial like that.

Well I don't think voicing an opinion through this medium will lead to much. I doubt there are too many developers wanting to know what the voices of SSP are saying.

The main floor will be retail and I persume the objects in the middle are windows. Agreed with the doors, as I said, the building lacks a gateway. Hope to see some better renderings.

Hmmm interesting. They do have an awful lot of unused space in there it seems.

In addition to traditional notification methods, searching through Google is also wonderful for spreading information.

SSP is the authoritative source for all things related to construction and development in both of our cities. Relevant issues are discussed with other citizens from across Canada, images are shared, concepts identified, ideas generated, the list goes on.

Developers or anyone interested in development in either of our cities, will inevitably or someone they know will inevitably use the trusted Google search function and discover this place, and thus our opinions/ideas are spread throughout this land.

Well, that's my perspective.

Yes it's a great forum for all types of discussion. However, I think you and I both would be genuinely shocked if a developer stumbled upon this site and changed his plans due to our discussion.

If this place were to generate more than just good conversation, then I'd be quite pleased.

City Centre

My info may be out of date or I just misinterpreted it. The developer originally said:

Plans call for a 32-foot portion of the existing building, on the Albert Street side, to be demolished and replaced with a fancier front section visible to motorists.

Portions of the rest of the building will be used for retail and office use, and Bast said the building is tall enough to allow for two floors of offices.

The retail area will consist of walk-in stores that can be directly accessed from the parking lot, Bast said. There will be no central, interior, enclosed mall area.

Plans also call for construction of two or three new buildings that would be located in portions of the existing parking lot, Bast said. At least one of those buildings will be used as a restaurant while the other stand-alone buildings could also potentially be used for other types of retail use, Bast said.

The new renderings do not show that. Perhaps they now feel they can fill all that square footage with just north access.

Previously JJB's Superstore PDF showed a much different rendering of the Superstore building. I had posted it several weeks ago, but I don't believe we have access to it anymore. In any case, that rendering was quite different than what we have now. So I don't think we know what to expect at this point.

I dont think that anyone, developers included, know what the site is going to become until they have locked in some businesses. The rendering is just a concept to attract potential clients to the area. It will change, depending on who buys into the development. I really like the buildings facing onto ALbert St. The red roofs and the diapering on the buildings will look great. I also like the street level windows and the two/three story look. The old Superstore is a little boxy, but that is how it was built. It would be a difficult building to work with.

As far as a developer reading this, there are no concrete alternatives mentioned on this site. I know that the developers are aware of the importance of getting this right, and they also are trying to please as many people as possible.
If people have alternative suggestions, then lets see something. Do a drawing or come up with a better concept. I dont think it is useful to say you dont like it because there is too much parking, for example, but then have no solution to improving the development.
