I was wondering what the foundation is like on (Bayside) the site beside the second ave lofts. I heard that Cameco was apparenlty supposed to lease that building for offices. But if the foundation is already prepped for a tower, that could be where Cameco would build.

I remember the Parkville Manor went up very quickly for this very reason, the foundation was already prepped for a tower...

I agree with the sentiment that urban development should be occuring allong the 25th St. extension. I would like to see that entire area revamped

Also...

Any bets on whether the Burnt remains of Chau's Commodore will turn into a parking lot? Or at least a Mcdonald's Parking lot?

Here's my theory of where and when Cameco will relocate:

Fact: Cameco is currently constructing a building ($20 million) on a property just across the street (westward) from their current head office on 11th Street.

Fact: The City of Saskatoon will soon begin construction of the South Bridge and all the connections to South West (Holiday Park Industrial --> Cameco property more accessible) and South Central areas of the city.

Theory: After the South Crossing is completed (time line 2009-late 2011?), Cameco will market the property with the increased access for South and East communities...increased access = property value increases = time to sell???

So given the above line of thinking, Cameco will look to begin construction of their new downtown office ~ 2010-2011 and assuming at least 30 stories maybe 2-3 years to build with a completion of 2013-2014??? That's 6 years from now....take my predictions with a grain of salt as I know little about development, resource markets, corporate investment, etc

As for location, I'm going with SP columnist Murray Lyons suggestion that Block 146 (property South of the Galaxy theater) is a good potential candidate for a new office tower to house Cameco Corp.

All well and good if it happens, but I'm hoping in 5/6 years Cameco will be hard pressed to find a chunk of land to build on. It may be wise to grab a parcel of land now while there is still land readily available at decent prices.

Good point, perhaps they have already purchased land downtown?

Would Cameco choose to deal directly with land/property owners, or would they opt for a third-party representative (like a real estate agent/broker) when shopping around??? Probably a third party for confidentiality reasons, right?

I noticed they had dug a hole west of them this summer then filled it in. Thought maybe they found a property downtown and then the hole appeared again. Maybe the first time they were removing contaminated soil.

i believe it was today and i just found this

Barry Hotel Sale Falls Through

Monday, 17 December 2007
The City of Saskatoon will not be taking ownership of the Barry Hotel. Environmental testing on the building failed.

That was one of the stipulations required for the city to take ownership.

There's no word on what happens next with the Barry Hotel.

^If the city won't spend the extra to put it up to code, I doubt it will stay. I am not sure that it will be sold anytime soon. I thought a community office building would be a good fit - doctors / dentists offices ect. Perhaps it could become one giant pawn shop?

i noticed a for sale sign on the Adilman Building today. that could mean something really good or really bad. i myself would love to buy it if i had the money. does anyone know what realitor or website i would love to see if the interior is just as run down as the exterior.

Perhaps the City has too few resources available for this significant project... $800,000 seems like a steal for that building. If rehabilitation were to begin next year, depending on what requires attention, maybe late 2009 units could begin selling...think of the real estate market for 2009-2010.

What Meridian is doing with the KG Hotel could similarly apply to the Barry Hotel. Molasses had stated the Barry has the potential for 2 additional floors, obviously additional floors add significantly to the final cost, but additional units also add more profit. The floor plate of the Barry looks larger than the KG when comparing through Google maps, not sure how that would factor into final costs.

I think the whole area needs an improvement before any developer feels comfortable dishing out that much cash on condo's for that certain part of 20th. I am not sure who would pay upwards of 500k for a condo just down the street from the food bank, etc.

I think Condo's for the Barry is the worst possible thing they could do. If the city or government doesn't buy the building, then I don't know who will. The best course of action could be the wrecking ball though. I have absolutely no attachment to the building. If that is to harsh then maybe turn it into a larger version of the Little Chief Police Sation. Clad that building with Glass and call it a Police station, and I'd say the city saves 85 Million.
