it would be interesting to see what the population of the grid was 10 years ago, 5 years ago, today, and what it would be if all of the stuff that is either newly built, being built, or is very solidly in the pipeline materialized and became fully occupied. I wonder what kind of growth we're looking at? I'm just gonna throw out a number, without doing any research, but could the grid's population get to 100,000?

Totally agree too. The area fills up in the evening cause a ton of people come out from the burbs to have fun. As Majin said, we need a lot more higher density project.

I do think having some townhouse and brownstones is fine, as long as they aren't on huge lots and are somewhat dense, but there need to be many more dense projects in the mix like 18th and L, L Street Lofts, Gateways projects, 800J, ect.

Plus, when an area is only filled with pricer sit-down restaurants, those don't tend to be busy at lunch. A better mix of other retails would sure help. That's one worry I have about the Firestone project. It will be crazy busy in that area in the evening with all the other places in the immediate area, but I think it will be dead on weekend afternoons. I'm sure Fleming won't be open for lunch, the lounge won't..but hopefully the Pub and CPK will be.

100K has always been the number in my head as well. I don't see why that isn't possible.

DALINSAC also said something that's been on my mind recently as well. Outdoor seating is awesome and I love it when there are people out there..but as he said, it looks bad when those outdoor areas are sectioned off, but with no one in them.

Is there some sort of city policy that those areas have to be closed off?

I wish places could just put tables outside without needing that sectioned off area, then bring then back inside when not needed. It's great when there are people using them, but it looked terrible and dead when no one is sitting outside.

My understanding is that the outside dining enclosures is required if alcohol is served.

It's true that Midtown is busy due to the fact that those who live in the suburbs come into the city, however, many of the day in and day out foot traffic comes from Midtownies themselves. Most of coffeehouses (except for Starbucks) would dry up without Midtownies.
BTW we also get a lot of riff-raff from the burbs too...usually people from South Sac, North Sac/ Del Paso Hts.

I don't know if my information is correct about the enclosures but that's what I was told at one establishment. I think some of times they do it to discourage the panhandlers. I'm not aganist them unless they are too tight like the Buckhorn one.

Speaking on enclosures... There's a new one around Starbucks on J (19th) and a saw one going up this morning in front of Street of London (J St).

cheese bar being negotiated for the MARRS building, fronting K street.

There's also a rumored men's private barber slated for the 1801 L street
building. The developers are from Santa Monica where they own another
store there called The Matador Alcove, the sibling business to their Shanghai
Salon next door. Thought you might be interested.

A private barbershop is modeled on the old world social clubs of Europe which
often had barbering services available to their members. Today many
entrepreneurs are launching new hybrid barber spa's that offer private
memberships. For example The Matador Alcove's members pay a annual
membership fee to gain access into the barbershop. There they have access
to additional services and amenities that walk-in's in other barbershops
would not, like a full bar, hors d'oeuvres, media lounges, vip areas, business
lounges etc. The newest one I've seen is called MR. in S.F. This is unlike the
male-centric shops like American Male in Roseville or Sportclips which are
just glorified clipper cuts. Some other examples are John Allan's in NYC or
El Rey in TX. There actually hundreds of these types of barber spa's around
the U.S. and many more overseas.

There have been no substantiated facts to support the rumor that
The Matador will open, i've just heard speculation from some people and
other people in the know. As for the Champagne bar, that is being negotiated
and construction costing is being done as we speak and modeled
on the Bubble Lounge in S.F., Shhhhh..its just a concept at this point.

Sound great all around. Due to my girlfriend's insatiable thirst for champagne,
I'm due to become a regular.

Funny thing about salons, is that very often in Sacramento and especially
larger cities, they're open later than most of the surrounding shops. I always
see salons open around 9-10, and that's a good thing in any Sacramento
neighborhood... but especially apt for the geighborhood.

After looking at the 2000 census data for zips of 95814, 16, 19 the total population was 48,719. http://factfinder.census.gov searches all the census data but sometimes is hard to navigate. BTW I love this forum!!!

Some more rumors to ruminate about the L lofts (L 19th/18th) and 1801 L across the street:

ICON is moving from the DTP mall and will join Aqua restaurant (of San Francisco) in the LL.

The Real Pie Co. is moving from F Street and a upscale/urban furniture store will join the new chocolatier that is opening soon in 1801 L.

At MARRS -along with aforementioned cheese & champaign bar/lounge I heard (from an employee of Peets Coffee) that a newstand is opening next door soon. Another source told me that they orginally had looked into opening in 1801 L but apparently decided on MARRS. I take it they will offer a wide range of international papers and cool magazines (taking up Tower Book's mantle).

And 19th Street between L and Capitol is moving up as well:
The super cool chef/owner of B&L (19th between Capitol and L) Patrick Mulvaney has purchased the auto repair shop next door (the corner of 19th/L) and will do something with that space.

Not a rumor:
Down the street from the B&L the very french shop -Le Petit Paris will be expanding as soon as the sales office for the L Lofts moves into their building (Spring) and they will be offering coffee and small french treats.

Delite -a gelato and panini shop will be opening in late spring next to the 19th/Capitol Building which already has the Felicia Strati European Boutique (IMO one of best upscale women's shop in all of Sacramento), Apartment 19 Hair Studio- located in two converted 1930's apartments upstairs and the 4Paws Pet Boutique.

The building that houses Chipotle and Senses Magazine is for sale for 2. something million.

Still very much a rumor:
The building across from 19th/Capitol Building -home of California Commission on Teacher Credentialing is going to be sold and converted to mix-use
office/retail.
