Who decides the design changes? Is there any formal way that the average citizen (like me) can suggest design changes? I (along with many others it seems) feel that the central plaza should be accessible from all 3 corners, even if it means a big staircase to go up to it, as done in the SW corner. In a perfect world (and limitless budget), it'd be great to dig the hole a storey deeper and sink the whole structure so the plaza is at street level or maybe just a bit higher. Doubt that'd ever happen tho.

One other suggestion I saw during the "sound off" forum at the newspaper was an open air balcony for the restaurant. Would make for some beautiful dinners in the summer.

I think if anything, they should lower the public plaza. I have a feeling that not too many people are going to use a public square which is elevated 3 stories above ground level

Fire off an email to Lake Placid? or your councilor

During a Design Week presentation of the River Landing development, Chris Dekker fielded comments and questions regarding "minor design details". His response to attendees was Lake Placid and Co. are working closely with city planners to ensure standards of design and functionality are being assessed and worked into the project for an acceptable final product. I'm certain accessibility issues would garner top priority, as for an open air balcony....comes down to costs and other variables....a cool idea regardless

Sale of Standard Life Building

FirstSask Purchases Standard Life Building

FirstSask Credit Union announced today the purchase of the Standard Life building located at 128, 4th Avenue South, Saskatoon.

The building will provide additional office space after FirstSask, Affinity and Nokomis Credit Unions merge on January 1st 2008. The building will be renamed The Affinity Building.

George Keter, FirstSask CEO, said: “We are very excited about this opportunity to secure our place on the Saskatoon skyline. The resources that will be available to us in the new building will also position us to meet our growth targets for the future.”

Built in 1980 and renovated in 1993, the 93,650 sq.ft., seven storey building is currently leased to 16 tenants occupying five floors. Tenants were told of the purchase this week and all have been invited to remain.

Colliers McClocklin Real Estate Corporation has been appointed to manage the property.

Good to see continuing demand for downtown office space. Funny, I figured with all the credit union consolidation going on they'd be needing less space.

Zu.com, a local interweb company, has purchased the former A & A building in the warehouse district.

on the sadder side on the to regina cloverleaf over pass a semi going 100kmh with a buldozer in the trailer hit the bridge causing serious damage. no one at this moment is allowed to drive over it because it looks like it has serious damage. large chunks of concrete fell to the ground but cars now have started driving under it because they cleared it. I never saw it but thats what my mom said

According to a couple of real estate sites the Standard Life building had over 20K square feet for lease, so at least this will hopefully fill up this building.

Church makes historic move

St. John's Anglican seeks heritage status reversal for project

St. John's Anglican Cathedral on Spadina Crescent is looking to have the heritage designation removed from part of its land, so a developer can build an upscale condominium complex in place of the deanery.

"I think there's all kinds of ministry that opens up and is available to the congregation when that piece of property is sold," said Dean Terry Wiebe, church rector.

The deanery used to be the residence for the parish priest, but is no longer used by the church. There are three buildings on the parcel of land. The cathedral and the office building would remain designated heritage buildings. The residence to the south of the church will be sold to Remai Ventures Inc.

Font:****Weibe says it's not unusual for cathedrals to find themselves on prime real estate. He says they often choose to sell off portions of their land, rather than "sitting on it."

Victoria Neufelt, president of Saskatoon Heritage Society, says she regrets the possible loss of a heritage building in Saskatoon.

"It will significantly affect the front of the streetscape," she said during a phone interview Friday.

But Wiebe says he's confident Remai Ventures Inc. will be able to make the condo look like it's always been there.

"The developers are very good at making sure that everybody is happy, because there's no point in being a developer and raising the ire of every single stakeholder," said Wiebe.

The congregation and Remai Ventures have agreed on several building restrictions on the condo to protect the integrity of the cathedral. They agreed the condo's design should be complimentary to the cathedral, and not be taller than the church steeple.

Communication devices, such as satellite dishes, will not be allowed on the roof of the new development. In addition, the groups plan to maintain a common greenspace between the two buildings.

"With all of the concerns that people have about the building itself, they will find that it will be a great addition to Spadina," said Wiebe.

Neufelt is concerned the condo will be "bulky."

"I don't expect the shape of the building would echo the cathedral," she said.

The condo will be 15 storeys tall with four units per floor says Curtis Zwack, director of real estate for Remai Ventures. He says the building will be a square shape and will mimic some of the red brick on the church.

While Neufelt is concerned about how visible the cathedral will be on the street, she says she sympathizes with the church's position.

"They need funding," she said.

The report headed to the city's planning and operations committee on Tuesday says the cathedral is in need of "substantial restoration work." But Wiebe says the sale isn't just about refurbishing the outside of the cathedral.

"I don't think it's just a matter of doing things to maintain the building," he said. "I think that there's more to a church than just a building."

"It's the programs. It's the ministry. It's the things that we're able to do on an ongoing basis," said Wiebe.

The cathedral was designated as a municipal heritage property in 2004 by city council. The property and the three buildings resting on it, fell under the designation. However, the report states the heritage value on the parcel of land "lies soley with the cathedral building."

The deanery was built in the 1950s, and currently houses one tenant.

^My thoughts exactly when I read that. It's so discouraging that Remai will settle with toeing the line on this project (on prime riverfront property too!) and will not think "outside the box" (pun intended). With Saskatoon booming and our downtown transforming why can't we start using things like glass and steel in our highrises?

But I guess the condo isn't meant to stand out much or be striking seeing as complimenting St. John's and blending in is of great importance. Let's just hope the building turns out to be easy enough on the eye and is classy enough for Spadina.

Meanwhile, we Saskatoon SSPers will keep waiting for that one project to take our breath away...
...the sooner Lake Placid is under construction the better.

P.S.- At the very least this condo and that new residential building for The Lighthouse should help plug that gap in the skyline around 23rd Street.

A $13-million residential and retail structure is set to be built at the corner of 23rd Street and Fourth Avenue, possibly paving the way for a downtown grocery store.

The announcement was made by government and city officials Friday at the site, presently used by the Saskatoon Police Service as a parking lot. The lion's share of the building -- to which the province is contributing $11.5 million -- will be devoted to The Lighthouse, a supported-living residence for low-income individuals and those with long-term disabilities.

"This is wonderful news. It helps rejuvenate this part of downtown and also gives people a new start in life, hope and a vision for the future," said Mayor Don Atchison.

The main level will be retail and office space and the remainder will be supported living space. An underground parkade for some 200 police vehicles will also be constructed and leased from The Lighthouse, said Alan Wallace, senior planner with the City of Saskatoon.

The Lighthouse operates 64 units out of Capri Place on 20th Street and Second Avenue. The new building will nearly double that with 120 units.

"We are very grateful. This will help those most vulnerable in the community," said executive director Don Windels, adding the Capri didn't provide for the best accommodation.

A former hotel and movie theatre, it didn't always allow for special needs access and was desperately short of space to meet client demand. The new building will be built specifically with that in mind and "puts us in a stronger position to . . . connect our tenants with various organizations, services and agencies to help them live independently," Windels said.

The city, which donated the land, will put out a request for proposals as soon as possible, said Atchison. The design process will follow and ground-breaking could begin in late spring, early summer, said Wallace, who expects the building to be ready in early 2009.

"We want to move this along exceedingly fast," he said.

During a media scrum, Crown Investments Corp. Minister Judy Junor let slip her delight in a ground-floor grocery store. When asked about it, she back-tracked and said no agreement has been signed yet.

"I've just heard it's something that's really needed," she said.

If such a business is to go downtown, it would have to be a neighbourhood-type store, not a big box like Superstore on Eighth Street, Atchison said. He had no indication of one going on the main floor of the new building but "it would sure be nice."

The project will also have a ripple effect on other developments around the city. Increased parking for the police will bring all the vehicles under a single roof, freeing up a lot the service leases at Fifth Avenue and 25th Street next to the Community Service Village.

That vacated lot will then become prime real estate available for development, said Atchison.

As well, the relocation of The Lighthouse means Capri Place will be vacant. There are no immediate plans for the facility, which is owned by The Lighthouse Supported Living Inc., said Windels.

Should it be put on the market, Capri Place should also attract a lot of interest considering it is located in the burgeoning south downtown and recently underwent a $250,000 renovation.

A grand opening ceremony was held at the facility less than four months ago. The funding, from the federal government, went toward creating a 17-bed emergency men's hostel, improving access in the kitchen and main lobby and addressing health, safety and security issues.

well, it might be nice, i dont mind buildings that arent all glass and steal, BUT my main concern is that the church will be invisible in the skyline.

I agree, there is many open areas that could be filled up instead of the area right next to the church. But if the buildings design looks nice i say go for it.

they could wait a bit for the river landing frmer market area too possibly, i think that would be a better choice

I suppose this announcement means Remai Venture's site at River Landing will remain untouched until their Spadina condo development is completed.

As for Remai's history of poor aesthetics...perhaps an elegant but contrasting modern design to highlight the adjacent church spire, but, it sounds like they want the church complimented by the building...red brick or stucco (similar to Riverfront View), maybe a complimenting name (The Spire ).

They have an opportunity to design a building next to a historic Saskatoon landmark (tallest church spire in Western Canada IIRC), alas, leave it to Remai for ignorance of details













Perhaps our criticisms are premature? or maybe we've been starved of good design for so long that harsh, almost baseless criticism has become a normal and necessary response for any proposed condo development in Saskatoon
