Jamaica, Queens had the largest new building application filed in records last week. Heartfelt Townhouse Builders intends to construct seven 17- to 18-story apartment buildings that will span a combined 434,716 square feet and house a total of 685 units.

The addresses of the properties are: 95-16 and 95-12 150th Street; 149-06 95th Avenue; and 95-12, 95-20, 95-32 and 95-06 149th Street. Joseph Frankl is the architect.

A rendering of a proposed development shows Feng’s walk-up building fully ensconced within a new tower rising high above it. Questions remain about the feasibility of such a design, but Heletz said he has already spent more than $60 million on the project and could lose a lucrative state tax abatement for affordable housing if the development isn’t completed within the next five years.

On a serious note, this being actually more of a possibility than one would think, and since they would legally be treated as two separate buildings, I don't know how they are getting around the required fire code regulated clear space above the top of the old walkup. Every abutting cantilevered structures I've seen have what looks like at least 20 feet of clearance between the old roof and the new underside of the cantilever. This would be full encapsulation.

Redesign Revealed for 159 Broadway in Williamsburg, Brooklyn

A redesign has been revealed for 159 Broadway, a 12-story residential building in Williamsburg, Brooklyn. Designed by Stonehill Taylor and developed by Joyland Management under the One Fifty Nine B LLC, the 125-foot-tall structure will span 107,211 square feet and yield 99 rental units with an average scope of 827 square feet. The project will also include 9,065 square feet of community facility space and 16,249 square feet of ground-floor commercial space. The property is located between Bedford and Driggs Avenues, directly west of the landmarked Williamsburgh Dime Savings Bank and south of the elevated roadways connecting to the Williamsburg Bridge.

The rendering previews a rectangular massing with a setback across the entire seventh story on the main southern elevation and a cantilever over the neighboring building to the west. The façade will be composed primarily of earth-toned brick surrounding a grid of large industrial-style windows, along with five protruding volumes clad in red brick with arched fenestrations at their tops. Numerous balconies with glass railings will be spread across the main elevation, and the residential entrance will sit at the center of the building beneath a metal canopy. Transom windows will line the street for the basement level.

Crews have installed new metal fencing and construction barriers along the sidewalks as work readies to resume on the long-stalled project.

159 Broadway’s anticipated completion date is slated for winter 2028, as noted on the info board.
