A new NYC house that can be yours for $100K: Designs and costs released for backyard, above-garage homes

Updated: Mar. 20, 2026
By Paul Liotta | [email protected]

STATEN ISLAND, N.Y. — Mayor Zohran Mamdani’s administration unveiled a 10-part library of pre-approved accessory or ancillary dwelling unit (ADU) plans Wednesday.

ADUs are small apartments either connected to a property or free-standing in a backyard where a loved one can live or property owners can rent to make a little extra money.

NEW YORK | 21-36 46th Ave | FT | 11 FLOORS

Project: 21-36 45th Ave (Long Island City)

Queens Chronicle, May 14, 2026

New housing coming to lot by MoMA PS1

Community Board 2 voted overwhelmingly last Thursday to approve the building of a new 11-story tower in Long Island City that would fit 84 apartments, across the street from MoMA PS1 and the new 5Pointz tower. Not all residents were pleased.

Board members voted 32-2, with one abstention, to move along a proposal from Ashley Fina, a local developer, to rezone the property at 21-31 46 Ave., to allow for the building of a new condo designed by the architect Nick Liberis of the Archimaera firm, who appeared via Zoom at the meeting, held at Sunnyside Community Services.

good news in tribeca —
this site that has been a horrible eyesore since 2016 is finally getting built back up —

Long neglected site at West Broadway and Warren has a developer

July 13, 2026 • Real Estate

***
The Real Deal said the site — 61 Murray a/k/a 61-75 West Broadway a/k/a 59-61 Warren — was purchased for $24 million and the developers have a $68 million construction load to build 23 condos — a variety of one- to three-bedrooms — above ground-floor retail. (Maybe they will bring back the Raccoon Lodge!) It was always slated to be 10 stories

NEW YORK | 419-421 Broadway | Ft | Fl

I have waited decades for this execrable junk to come down!!!

Demolition is progressing at 419-421 Broadway, the site of a one-story retail building in Soho, Manhattan. Designed by Morris Adjmi Architects and developed by United American Land, the project will also involve the full renovation of the adjacent building at 423 Broadway. The properties are located at the northwest corner of Broadway and Canal Street, just above the border with Tribeca.

The dilapidated one-story commercial building that formerly occupied the site has been nearly fully razed, with only a few sections of the exterior walls peeking above the sidewalk fencing along Canal Street. The three-story structure at 423 Broadway is completely covered in graffiti on its southern lot-line wall.

I sincerely doubt a one story building is what's getting built. I wouldn't be surprised if this winds up a similar scale as the project across the street. I'm hoping the developer has worked with the MTA to plan a new station entrance and elevator access in the base using the ZFA program.

Macy’s giant shopping bag sign is removed, revealing 100-year-old building hidden for decades

By Devin Gannon
July 28, 2026

Quote:
The giant shopping bag sign proclaiming Macy’s Herald Square as “The World’s Largest Store” was removed over the weekend, revealing a 100-year-old building that had been hidden for decades.

The red-and-white billboard, which had wrapped around the corner of the building on 34th Street and Broadway for 60 years (through several iterations over the years), will be replaced with something more modern, as the New York Post first reported, but it’s unclear exactly what will be displayed.

For a short time, though, the 240,000 pedestrians who pass the corner every day will get a peek for the first time at what was behind the iconic sign: a five-story building that is one of the city’s most famous “holdouts” in real estate.

Very interesting. Hopefully what ever goes back up is tasteful. I'm hoping it's not just an LED video screen.

A couple images of the corner signage in the 50's-60's:

^ Probably LED, so they can display different things. On the other side of 34th Street they're getting approval for a larger screen.

Anyway, this looks pretty creepy. I almost wish they would leave it this way.

Looks like a holdout could lead to this design…

The $1.5M Holdout: Kips Bay Fight Pits Tenant Rights Against NYC Housing Development
A developer wants to build 160 homes in place of four mostly empty buildings. One of the remaining tenants, who lives in a rent-regulated apartment, is complicating those plans.

BY SAMANTHA MALDONADO

Quote:
…..Heletz may have finally figured out a way to advance the project — or at least signal it could move forward without Feng on board. A rendering of a proposed development shows Feng’s walk-up building fully ensconced within a new tower rising high above it. Questions remain about the feasibility of such a design, but Heletz said he has already spent more than $60 million on the project and could lose a lucrative state tax abatement for affordable housing if the development isn’t completed within the next five years.

Would this count as adaptive reuse?
