We had in the original thread a few postings about the Lou Costello center. Here are links to a couple, with more pix, further links, etc.:

It's also not a million miles away from the Burbank Water & Power Building at 164 W Magnolia Boulevard.

The shot looking north on Highland:

sourced Martin Turnbull as above linked.

I believe this became a sporting goods store, possibly a relocation.

Eat A Pita (1980s)
Built as a fruit stand in 1966. This is adjacent to a row of storefronts owned by Julie Newmar, and I believe built by her father.
465 N. Fairfax

ebay

Demolished in 2017 for a Dave's Hot Chicken which is now empty

Thank you HossC. According to a Times article (Henry L.) Hank Kroopf was closing down his Star Sporting Goods in August 1986 after 39 years of serving the community, so 1947 should be the start date: https://www.latimes.com/archives/la-xpm-1986-08-14-we-7223-story.html

I think Ritz is short for Ritz-Carlton Pictures. There are a few articles about Rudolph Valentino signing to them at allaboutrudy.org.
