The old Harry Akins Nighthawk restaurant location.
The current structure there was built to replace the original restaurant that burned down.
For some reason the new replacement never really regained the popularity of the original, and it closed.

Anything above the Embassy Suites on that site will have a spectacular view looking north on Congress. Prime site indeed.

Fun to see on the site that they mention all of the retail on South Congress. This really is a great location to tap into both areas with a comfortable walking distance - even for Americans.

Exciting Expansion Coming to TSD Campus

Quote:
The Texas School for the Deaf is moving forward with a major $43.5 million expansion that will bring new student housing, upgraded classroom space, and improved campus safety to our South Austin campus. This project is supported by funding from the 88th Texas Legislature and reflects the school’s commitment to enhancing the educational experience for all students.

At the heart of the expansion is a brand-new three-story student housing building on Elizabeth Street. The 40,000-square-foot facility will include 16 four-bedroom apartments and space for up to 64 students. Designed with DeafSpace principles in mind, the building will offer comfortable community areas that promote independence, connection, and learning.

In addition to new housing, the Kleberg Building will be renovated and expanded with flexible classrooms and collaboration spaces to better support student learning and life after school. Campus security will also be improved with a new guard booth and updated entry points to make daily operations smoother and safer for everyone.

Construction is set to begin in April 2026, with completion expected by the start of the 2028–2029 school year. These enhancements will strengthen TSD’s mission to empower students, foster independence, and create spaces where students can thrive academically and socially.

I've been wondering for a couple of years what happened to this one. Glad to see there's some action on it.

Kind of surprised at it being over 90 feet, under what zoning is it classified? Not liking those four stories of parking though.

They will need to add a light there or put a barrier up to prevent people from crossing onto S 1st going south. With the new De Nada and this, on top of all the other restaurants and shops in that few block radius, it will be an absolute nightmare if they let people just turn wherever they want on that road.

It was approved for DBETOD zoning with an allowable 120' building height bonus three years ago (March 2023.)

And just south of there, the off-aligned path of Monroe St at S 1st needs to be rehabbed.

At least the apartments on the north & east sides will have good views of the TSD football games.

All of South 1st needs to be revamped.

Unsafe lefts turns, drivers speeding outside of rush hour, no bike lanes and thin sidewalks will have to be addressed at some point as density builds here. Begin with S 1st from Barton Springs to Oltorf as phase one.

I think for all this to work though, the street would have to be reduce to one lane in one or both directions. It's already quite narrow and quite a few businesses are lined against the sidewalk. The idea would receive a lot of backlash if it were proposed today. Maybe after the rail line is complete.

My late DIL, a longtime manager/bartender/server at Shady Grove from the 1990s until 15 years ago, used to commute via S. 1st from her St.Elmo neighborhood to work on her bicycle.
Even when she stayed late to close out the restaurant.
RIP Kara.

I think we'll all be dead before that happens. For reference, they just pushed the work scheduled for South Lamar (per the 2016 bonds) back to 2030.

it's all spinning wheels until we decide to relocate TSDs 68 acre campus

I hear it keeps getting pushed back because the state owns this section of Lamar. They've been putting up a fight over improvements.

And why would we do that?

a 67.5 acre suburban campus to serve less than 500 students in an urban area is wildly inappropriate

we could build them a gorgeous campus on 620 next next to to concordia (another urban campus that was relocated)

the conversion of the current campus into parks, retail, residential would pay itself off immediately (Texas school for the deaf is a public entity and does not pay taxes, it is funded by the taxpayer)

add 2 or 3 cross streets to relieve congestions on the 1st/riverside/congress/barton springs intersection, also provide relief to oltorf. we could also rework 1st street to be a more effective artery.

win/win.

Great points made but I wouldn't place those who are impaired from a central urban area with access to resources and opportunities out to 620. The campus also has services for those who are not enrolled. There are other areas in central Austin that could work (Riverside, future rail) but I believe this is why we won't see the campus relocated anytime soon.

Another idea would be a partnership with a developer to build a new, more dense campus on existing land with the rest sold being sold and redeveloped into mixed-use.
