Do you really think a developer could build 1,758 market strata residential units in two towers (on a large podium) in the current market?

Re-rezoning was approved in May. To complete development of the two tall condo towers they also have to complete the large rental element for the overall project at 3846 Carrigan Court.

The sales buildings are currently being worked on. The old sears building is being worked on, and they're building what appears to be a showroom in the parking lot closer to the Skytrain station.

I would imagine they'll try to get the rental portion at Corrigan Court built first, - just to get some revenue going, while waiting it out for the condo market to recover some before trying to get presales going.

I think any large scale high profile project of this level that hadn't already began construction before the whole Inflation crisis of a couple of years back and the recent tariff mania, likely won't see much movement over the next several years while developers wait to see how the overall economy shakes out.

The old sears parking lot is now mostly a grass field park with trees, kinda random, they have left a few spots for parking, the sales centre next to skytrain is coming along.

They are building a sales centre, so they must have a plan for reduced prices to at least try to sell enough to move forward.

For the sake of the economy, developers should take one for the team - reduce expectations so we aren't sitting on empty lots for extended periods. (that won't happen).

I think they have to finish the non-market rental projects before any of the strata units can be occupied on both projects.

They just swapped out their commercial towers in Toronto 24/40 stories with two more condos/hotel 80/85 stories. They have faith in the market if they find some way to build them

That project checks all three rules of real estate. And if this project was as close to Waterfront downtown as that project is to Union Station and Toronto's downtown, they might take that gamble. This would be the equivalent of building these in Vaughan if it were in Toronto.

Another rezoning application update.

Floor counts are now 87 and 77 storeys with heights slightly increased to 262.9 and 242.9m.
Residential unit count now at 933 and 895 units, 1828 total.
Hotel in the podium + the top two floors of the taller tower with 171 rooms and a restaurant on floor 86.

From the elevations posted the actual heights are as follows:

Tower 1B
277m to top of BMU, 274 to the top of roof.

Tower 1A
249m to top of BMU, 245m to the top of roof.

Not sure why they picked such an arbitrary point to measure the height to, but it's not the roof, top of parapet, or top of BMU.

So that bumps this above Calgary's Stampede Station Towers apparently topping off at 273.5, albeit being significantly more ugly
