That would a failure to proof JYOM Architecture's work. They are based in Shanghai.
Not sure who the local architects are.

I mean if the Lougheed label it was shifted down a bit it would be more accurate but it seems like pretty nitpicky to complain about that.

JYOM's principal is the daughter of Anson Realty, who marketed all of Pinnacle's presales ever since I could remember. Probably pulled some strings for her get all these projects for a no name firm

It's a real shame that this gets to be the tallest tower when it gets built (...at least for a while until the McCarthy Plaza tower gets built in Metrotown).

It's the quintessential "copy-paste-rotate-scale" development project where the original archetype they're copying and pasting is already a godawful bland design.
And it will be the second such "high-profile" development in the Lougheed area to suffer this distinction with the other culprit being Shape's City of Lougheed Phase 1.

I kinda understand the need to save on costs with having just the one architect and the uniform design that means the trades will essentially be singing from the same song-book.
But at least some variation and some....... I don't know......creativity and interesting design in some of the towers would be nice.

This is a case where if you mess up the design of the first tower that's the template, then the rest of the development is pretty much a write-off, and the other towers are just shorter rotated versions of that original bland design.

Maybe we'll all get lucky and this will go the same route as Pinnacle's other high-profile project in the GVA by the same architect at 601 Beach Crescent.
That one was at least a little bit better than this (but only just....)

Executive Plaza across the street is charging $300/night for this weekend, that would indicate to me that they're not struggling for guests. A hotel here makes sense, it's at a well connected transit junction and is right off the highway, easy location for those driving in that aren't comfortable with going downtown.

There's a hotel proposed as the podium of one of the later phases of the development.

Coquitlam has the Executive hotel and the Ramada, and nothing else, the Coquitlam area is desperate for hotels. Office space I can see not being wanted, City of Lougheed has office space still as does SOCO, none of that office space seems to have been rented out yet.

Exactly, so I don't see why they don't at least pump up the hotel portion to the first phase to replace the office component.

are they building something in the parking lot right next to Lougheed station for this project? its all fenced off and no more parking there and some ongoing work is happening. Maybe a sales centre?

The renderings for this project really don't scream "neighbourhood people would want to live in" nor "exciting destination" - though I realize these aren't marketing docs by any means.
