Directly across Ryan St from Hildegard Drive is a substantial vacant lot. Immediately to the east of it is another substantial vacant lot.

There is more than enough room here to put a ramp on and off of Wheeler Blvd 'westbound' which is actually southbound..

This would do wonders to alleviate traffic congestion on Mountain Rd at Hildegard in the evenings, and Horsman/Berry Mills/Edinburgh in the mornings.

If they reconnected Ryan St to Mountain Rd with an overpass, the congestion of Berry Mills/ Horsman could be somewhat alleviated.. I think they'd have a difficult time getting the right elevation built up for an overpass though, unless the houses at the Eastern end of Ryan were purchased/moved.

It is high time the train tracks over wheeler be removed. I'm trying to think if I've ever seen any freight move across them other than to the irving bulk plant. This business could be moved elsewhere.

A removal of the tracks would then invite a complete remodel of the Killam Drive interchange, which is sorely needed.

I’m not sure if this is just for advertising for the land but there is now a large sign across from jeans diner on mountain road with a large strip mall on posted on it.

Interesting.

I will think on this and provide my own solution in the next couple of days.

Purely a thought experiment though. Did I mention irrational and unreasonable parsimony on the part of DTI??? This is quite literally the "end of the road." This would have to be at the extreme lower limit of priority for a department which has difficulty replacing washed out bridges until 5-7 years later........

The signage is for Kingswood Plaza, with the rendering apparently a clone of Plaza 1909, Between the Swiss Chalet and Perry's Furniture a little down the road.

As such, the render could just be a placeholder, but, the same people own the land, so it is conceivable they could just go with a proven design for this new plaza.

I will try and snap a photo tomorrow.

Here is the sign for Kingswood Plaza

As noted above, the render is a clone of Plaza 1909 (also owned by Meadowdale Properties) and is likely a placeholder. There is also a site plan on the sign, also likely provisional. We'll see what actually transpires here, but, at least we have an intent to develop this property for retail.

I suspect that some of Wheeler would have been morse useful as a boulevard. The eastern side is much busier than the western side. They almost exist as 2 separate roads.

Imagine that Wheeler was a highway up to Mapleton and then Trinity AND Plaza were replaced with a boulevard as an extension of the highway with development extending off of it.

The roundabout at the westbound on/off ramp at Mapleton/TCH is now apparently fully open.

Site prep is moving along quickly, but, there is quite a slope to this parcel of land. A lot of levelling needs to be done. I still expect foundation work before the snow flies so that work can continue over the winter.

From a CBC article about city budget deliberations:

The budget includes $10 million in 2027 for a new aquatics centre in the north end. Gregg Houser, the city's deputy treasurer, said design work is continuing, and "the big construction would only happen in 2027."
So, the proposed north end pool is finally coming with construction expected in 2027. This has only been on the wish list for about 25 years.........

Still no word as to where it will be built, but I expect it will be on Twin Oaks, next to the North End YMCA.

New tenant coming for the Horsman Centre on Horsman Road.

Signage has gone up for You're Home Gifts and Decor, It will occupy the CRU to the left of Brunswick Optical.

There appears to be work going on in another couple of vacant CRUs. This plaza is progressing quickly to 100% occupancy.

Home Hardware is exiting the home furnishings business. This will definitely affect the Magnetic Hill store, which is largely a home furnishings business. Will this location close, or transition to a fully traditional hardware store???

We'll see what happens. I could see them pivoting that store to a full hardware/home supply store, considering how much that end of the city is growing. More and more that end of the city needs more resident services and not just tourist services. As in Grocery stores and pharmacies and a hardware store.

With Rona and Home Hardware a couple exits up the TCH from there, Home Hardware should be far enough away to stand alone.

It would be nice to see a Sobeys or NoFrills or some other grocer set up shop out that way.

The land immediately to the east of the Home Hardware is owned by Empire (Sobeys). It's plenty big enough for an entire retail plaza, let alone a Sobeys grocery store.

They delivered a large amount of structural stell to the construction site for the new McDonald's on Mountain Road this morning.

The foundation is already in. I imagine the plan will be to mount the structural steel this week, and enclose the building by the first of December, so they can carry on with interior construction over the wintertime and plan for a late spring opening.
