Both the logos up top facing east and north look to be fully lit

I noticed the east one was turned off one night recently but not sure if that happens occasionally.

I rather like that addition. The floorplate will be a bit larger than it appears in this rendering as the space west of Twin Arms (old courtyard?) and 1056 combined make for quite a bit of surface area.

Apropos of nothing else, in my 20s I used to live in a building across from Twin Arms and there was a man across from us who was quite the character who lived there - he installed such an sizeable plant on his Juliet balcony in such a dangerous manner that I ended up calling the Society for the Christian Care of the Elderly to tell them about what was going on. I'm pretty sure if I hadn't the tenant would have killed someone when it inevitably fell off the balcony. He lived on, like, the 16th floor and was above the outdoor part of the parkade.

It was removed within a day. He didn't look pleased the next time I saw him at his window.

Is this wood frame? Is that why it’s only 6 stories?

Two staircases means it's wood frame? I assume it has to do with FSR or something.

There was some kind of 2001 proposal for a 14 storey tower

Cheaper and faster to build if it’s wood and not 14 stories.

Definitely something, that should mean a new proposal in the works.

Reliance seem to have pivoted to hotel development in the past couple of years., despite earlier reluctance. That would seem to be a good location.

Seymour Street needs all the help it can get. Hopefully a hotel. Between this, the proposed Ace Hotel (Macron) and the future tallest (HPA), this should bring a critical mass of hotels to the vicinity of waterfront station and be transformative for this part of town.

Truly.

The shabbiness of buildings are felt immediately after you cross Granville which gradually gets worse until you hit East Van, when you walk down Pender from west to east

In the absence of office demand these hotels are something to look forward to.

1289 Nicola. Sales listing doesn't mention what kind of building they can build on there beyond the previous application for townhomes.

Quote:
After making a call for offers in September, five offers were submitted and FTI entered a sale agreement with Vancouver-based developer Epix Developments Ltd. on October 15 for the purchase price of $3,595,010.

According to FTI, the other four offers included two that were below Epix’s offer, one offer for $4 million but with conditions in place until September 2027, and another for $3.6 million via the purchase of shares in By The Bay rather than the 1289 Nicola itself that would have resulted in a tax loss.

On November 24, the court approved the sale to Epix Developments, which is assigning the property to 1561466 B.C. Ltd. The transaction is expected to close 14 days following the approval date.

Epix president Derek DiMartile told Western Investor that Epix does “not plan on advancing the existing application by the previous owner” and will instead “start with a blank canvas.”
