Thanks.
Looks weird poking that far out over the sidewalk.
It'll look better when the corner banking pavilion is redevelopment and the two are integrated.

Agreed. I was a fan of the original design, wish they had just done a lobby refresh and kept the original footprint but I understand the need for additional ground level revenue.

Listel Hotel looked fairly gutted seems like they'll start to demolish the building soon.

Anyone know why they fenced off 827 Richards St - Lot #97 ?

Is it part of the Seymour hotel development?

Even Vancouver’s own real estate division isn’t immune from the demands of its planning department as “negotiations” have led to the elimination of 47 homes / 20,000 sq.ft. of residential space from the city-owned rental buildings proposed at Burrard & Pacific.

These cutbacks were made to reduce the podium’s height in order to create a more “human scale interface.” Other changes have led to new public view points, improved accessibility, & provided more sunlight. Comments on this revised concept can be made here

I think Changing City speculated it might be their staging area.

They did a building grades on that lot around the same time they requested one for Seymour. Who knows when they will bring that project for development.

I wonder if we will see this trend reverse again in the next decade as companies push workers back into the office again. I just recently lost my job as the company I was working for has made it mandatory for all workers to be on-site again.

Probably more dependent on cheap financing and the economy than anything to do with more people working back in offices.

Sorry to hear about your job loss. I do hope we see more office, it really helps maintain the vibrancy of the downtown core. Although there were many reasons for The Bay's demise, in part it was blamed on the loss of office workers who would browse through their downtown stores before Covid.

Sounds like they're getting ready to break ground:

Construction begins on Marriott's 30-storey Moxy and Elements hotel in downtown Vancouver
Kenneth Chan
May 20 2025, 2:00 pm

The surface vehicle parking lot mid-block on Seymour Street, between Robson and Smithe streets, just across from the Orpheum Theatre, is now permanently closed and fenced off with signs warning of “open excavation.”

Site preparation ahead of major construction work is set to begin on the 317-foot-tall, 30-storey tower with 100 per cent hotel uses at 848-850 Seymour St.

When it opens in Summer 2028, it will be the single largest new hotel building in downtown Vancouver since the opening of Parq Vancouver in 2017....

Most corporate administration and computer-facing roles will be replaced with AI-proficient workers in the next decade.

The demand for downtown office space will plummet imo.

And when you have that kind of work environment, there's even more reason for companies to push employees to work remotely.

The future really is depressing.

More bubbles, less interactions and exposure with others, just emptiness.

Depends.
The 9-5 at the office is objectively a living hell for the majority of the population. You basically work half a day only to pay the car that you need to go to that job. Plus literally a fixed percentage of your life that you burn for no pay and no reason whatsoever just go commute.

On the other side i agree that completely disconnecting yourself from everything could be bad for some people.

The ideal scenario is what a lot of remote companies already do, you are full remote but they have a small office (often a WeWork or similar) where you can go any time if you want. The small place is not even an office but just a shared space where you can work temporarily and meet other colleagues.

I think that's where we are going.

I guess this thing isn't getting torn down anytime soon.

1045 Howe

Quote:
Building on the opportunities presented by both the existing architectural character and the surrounding site conditions, the following interventions help improve the public realm, tenant experience and the overall building safety and security:

The ‘Tongue’ – a new stone cladded canopy structure extends from sidewalk into the interior lobby to bring improved finishing, lighting and connection between building and street

The ‘Screen’ – a new painted aluminum picket screen that runs the length of the upper parking level, referencing the geometry of the existing building columns with a variety of angled shapes that ‘ripple’ along the building face

The ‘Welcome Mat’ – new paving and landscape treatments provides a more inviting interface with the sidewalk.

The ‘Wrap’ – a new painted gradient mural that wraps around the building from its frontage down to the lane, with its geometry referencing the angled form of building columns, to improve the pedestrian experience and deter vandalism
