Can we stop with the housing shortage fallacy?
If there was a shortage, GTA supply wouldn't be at record
highs.
If there was a shortage, prices wouldn't have
fallen 20% to 30%.
There was a housing
bubble. The herd mistook this price issue as a "housing shortage". It isn't. Prices surged due to a flood of covid cash and 15yrs of ZIRP. A
dollar surplus. The bubble continues to pop. This is because of rate hikes beginning Feb 2022, the exact month all these charts topped. Herds mistake causation in every bubble known to man.
House prices have much further to fall and it has nothing to do with Carney or Pierre's proposed policies.
