There’s no doubt. Some of that is due to the war in Ukraine though. The biggest noticeable number of immigrants I see here are Ukrainians. I agree though that we are importing too many people and that’s straining our insufficient resources.

Well, *IF* the societal problem in question is "the Feds are choosing to let in 1+ million Fresh New Suckers per year and it appears that all of them would prefer a roof over their head, resulting in a crazy supply-demand imbalance and an acute housing crisis", then YES, in this specific case, it is directly caused by the people in charge of immigration in Ottawa.

Sure, but you forgot to add that I'm correct and he's wrong about which metrics matters and which metric is useless.

"Housing prices" is what people pay per month to have a roof over their head. Either rent, for renters, or the monthly cost of buying/owning a property, for buyers.

Only an idiot would try to argue that a $1M house at 10% interest rates constitutes "cheaper housing" than a $2M house at 0% interest rates. Because when you actually do the math, the latter house is cheaper. That's just a mathematical fact.

Can we stop with the housing shortage fallacy?

If there was a shortage, GTA supply wouldn't be at record highs.
If there was a shortage, prices wouldn't have fallen 20% to 30%.

There was a housing bubble. The herd mistook this price issue as a "housing shortage". It isn't. Prices surged due to a flood of covid cash and 15yrs of ZIRP. A dollar surplus. The bubble continues to pop. This is because of rate hikes beginning Feb 2022, the exact month all these charts topped. Herds mistake causation in every bubble known to man.

House prices have much further to fall and it has nothing to do with Carney or Pierre's proposed policies.

again. My response was to his post claiming that housing prices doubled under Trudeau and increased less under Harper....just providing facts. nothing to do with income, interest rates or tent cities....you are arguing something different.

Lio didn't travel to Vancouver during Harper's reign. I can assure you, there were tent cities in Vancouver back then. And before.

135A Street in Surrey was ground zero for showcasing the widespread addiction and tent cities of the era. It was just a couple of blocks away from where I worked.

I went to Vancouver while my sis lived there (2009-2010) so yep, that was under Harper. And I already acknowledged the problem in Van, see this post:

That isn't the DTES. In fact, it lies at the very end of the skytrain line, in the opposite direction.

We aren't doing well on the homelessness front. Neither are some of our peer nations. NB, what the hell is up with France?

And that's why I made sure I said "probably". Given the extra issues in Vancouver (land constraints from mountains and the ALR + only somewhat mild climate in the entire country, etc.) it wouldn't be surprising at all if the DTES (which I recall visiting at the time out of curiosity) had started to spill to other parts of the metro area.

Hard to believe that tent cities are worse in Australia and Germany than in Canada, though. Which is apparently what that data would say...

It's really hard to have good data about this, BTW. (And I know you know this...) Especially when comparing different countries. Apples to apples.

Great chart. I think it's telling which places at least try to provide as much temporary shelter as possible. UK and France do well on those metrics. The US doesn't give a shit and Canada could do better. Not sure what's happening in Iceland...

Yeesh, that homelessness chart is dispiriting. I would like the Carney gov. to do something concrete and lasting to address homelessness. Whatever is being done in Japan seems to be extremely effective.

Other than some draconian laws this is about culture and education rather than anything they are "Doing" about homelessness. Which points out the fact that federal policy has very little impact on this which is about addiction and mental illness.
