Mangaluru sees a growing demand for managed workspaces

"Some are willing to take pay cuts for Mangaluru's lifestyle that metros cannot offer. Professionals are convincing companies to set up 100-150 seat clusters for backend operations. Mangaluru, an education hub producing 20,000 STEM graduates annually, is now retaining talent to an extent. During Covid-19, we assured them of reliable office space, and it paid off," Shenoy said.

Vertex Workspace, hosts about 35 companies of which about 60% are IT companies, and 40% manage backend operations for parent companies. European and Saudi-based firms are also setting up offices, lured by cost-effective solutions. "We are expanding because our existing clients are growing within our premises," Shenoy said.

The city's IT workforce, currently around 25,000, is projected to quadruple to one lakh in the next five years. Nearly 10 lakh sqft of workspace is in the pipeline to accommodate this growing demand. Homegrown IT companies on the verge of mergers or acquisitions often require adding 1,000 more seats as part of the deal. Local builders are also collaborating with companies to offer managed workspaces, anticipating a major boom. Over 20 years, Mangaluru had 18,000 IT seats. However, post-Covid, 9,000 were added, and over 10,000 more are expected this year, Shenoy said.

On the promising shift in Mangaluru's workspace landscape, Rohith Bhat, founder of wrkwrk, 99Games, and Robosoft, said, "We are seeing a clear trend where companies that previously leased properties directly are now moving towards managed workspaces. Moreover, earlier workspaces were limited to small buildings. Now, workspaces are eyeing entire buildings exclusively designed for IT/ITES/GCC operations. Multiple developers are showing interest, and even Keonics is considering leasing out space to workspace providers at their proposed IT Park in Mangaluru," he said.

According to Bhat, seat occupancy across the coastal region surged from 3,000 two years ago to 5,000 this year. wrkwrk alone plans to add 1,500 more seats, with a dedicated managed workspace building for IT companies, the first of its kind in Mangaluru, set to go live in July this year.

"Mangaluru's IT growth is evident. In 2019, around 800 people were added to the workforce annually. In 2023, that number jumped to 3,000, and this year, 5,000 more are expected to be added. This trend proves that if we provide world-class workspaces in smaller cities, companies will follow. The govt needs to support this shift, as it is a viable solution to tackle overcrowding in big cities, especially when employees seek quality of life without compromising on career growth," Bhat added.

Sorry. KDM didn't have much role in developing Mangaluru IT cluster. Karnataka government or KDM has so far hasn't shown any interest to establish Centres of Excellence for FinTech, AVGC or Health. After seeing that more IT startups are interested in opening up their offices in Mangaluru due to intitiations of locals, Karnataka government is just planning to exploit the business opportunity by building an IT Park here on priority.

The identified domains for Mangaluru cluster is are FinTech (Fianancial Tchnology), AVGC (Animation, Visual Effects, Gaming, and Comics) & Health (why don't they call this HealthTech). Mangaluru should also have ESDM focused mainly on Medical Devices (HealthTech). Tulunadu Semiconductor/ESDM Hub should focus on manufacturing chips & other electronic parts needed by medical devices. It may also cater to semiconductor needs of other sectors like Maritime or Marine or Blue Economics, FinTech, AVGC, AgriTech, Consumer Electronics, Industrial Electronics etc.

Highlighting the city’s potential to host upcoming IT and ITES enterprises, Roopa Bhat Jacob from Mangal Analytics and Research Consulting said that the human resources costs here are 30-35% lower than those in tier 1 cities.

Giving a presentation at the conclusion of ‘The Novigo Story’ hosted by Vertex Managed Workspace here on July 18, Ms. Jacob, a business development manager with Mangal said, “With 10 incubators support early-stage ventures, 92.1% graduate success and new new IT office space coming up, we’re targeting 2 lakh IT jobs by 2033, five unicorns, and $10 billion in exports.”

She further said, “Mangaluru now contributes 14.3% of Karnataka’s GDDP—the second highest in the State. In FY24, IT exports crossed ₹3,000 crore, generating over ₹60 crore in GST and ₹1,800 crore in salaries. Over 220 IT/ITES firms operate here, with 40 new entrants last year alone.“

She also acknowledged the role of enabling infrastructure in driving this momentum. “Workspace providers like Vertex, WrkWrk, Bharath Group, Karuna, Workshaala, and Regus are building over 15 lakh sq. ft. of plug-and-play facilities, empowering startups and enterprises alike. These flexible, tech-ready offices are powering Mangaluru’s emergence as a regional innovation hub and positioning it as a Bengaluru+1 destination for GCCs,” Ms. Jacob said.

Mangaluru (Karnataka), Jul 25(PTI) As part of its ambitious Industrial Policy 2025-30, the Karnataka government has identified Karikad near Mangaluru as a key location for developing a world-class multimodal logistics park to facilitate freight movement and industrial growth, officials said on Friday.

S Selvakumar, Additional Chief Secretary, Commerce and Industries Department, said that Karikad's strategic proximity to the Mangaluru Port, railway infrastructure, and national highways makes it an ideal site.

New Delhi: Dakshina Kannada MP, Captain Brijesh Chowta, met Secretary, Ministry of Electronics and Information Technology (MeitY), Shri S. Krishnan, in New Delhi, today to discuss the immense potential of Mangalore as a hub for hosting large-scale data centres and positioning the city as a key player in India’s digital infrastructure growth story.

During the meeting, Captain Chowta highlighted Mangalore’s strategic advantages—a coastal location with low seismic risk, abundant water resources, and proximity to undersea internet cable routes—making it an ideal location for establishing a Cable Landing Station. Such an infrastructure, he said, would improve internet latency and speed for the region while significantly boosting India’s data capacity and security.

Captain Chowta urged the Ministry to consider setting up a Data Centre Special Economic Zone (DCSEZ) in Mangalore, offering policy and institutional support to attract private investment. “Globally, data centres are now recognised as critical infrastructure—essential for everything from AI and cloud computing to financial systems and national security. Mangalore can be a vital node in India’s regionalised data backbone,” he said.
