Mangaluru's long-awaited IT park project still pending despite growing demand

When contacted, CREDAI Mangaluru chapter president Vinod AR Pinto said currently, the IT park is in the DPR stage and open for consultancies. The proposal was revised recently as the earlier one was not feasible, and the lease duration was increased to 60 years from 30 years. "The progress is at a snail's pace, and we expect it to speed up in the coming days," he said.
According to stakeholders and promoters of IT companies in the region, there are already 250 companies in the undivided Dakshina Kannada employing more than 18,000 professionals. In 2024, 20 companies were added, and this calendar year, it is expected to grow in more numbers. "Already, we have queries from IT giants to set up their big offices in Mangaluru. The IT-friendly infrastructure is also helping them to consider this region," said a stakeholder.

What is the next step in both MIR & ETAG projects? MoU? Or direct construction?
Now, MSEZ has about 920 acres of occupied land and 140 acres of vacant land. Suppose every month one new company signs MoU / EoI for 10 acres land then in 14 months all lands will be occupied. Afterwards we need land for expansion in a different place as the site identified earlier for phase-II is now under acquisition for MRPL.
What about Niddodi? The government land available there was identified for a power project earlier. Can a Multi-Product SEZ come up there now? If not multi-product it could even be a dedicated Energy Transitions and Climate Action (ETCA) Industrial Hub. Due to protests, former MP had also identified an alternate parcel of land for the same purpose.
What is the status of Mulki (Kollur-Bulkunje-Ullepady) land acquisition for Green Hydrogen Hub? How much land is available now for industries in Ira (Canara Industrial Area) after deducting all land diverted for other purposes? Has MP or DC identified any new landbanks for new industries?
Looking at slow progress of Plastic Park, it may take at least 5 years to develop MSEZ phase-II. Time is required for land identification, government land transfer, private land acquisition, various clearances including environmental clearance, connectivity to NMPT, internal roads etc. Better to start the process now itself.

Can fund be arranged for developing IT Infrastructure of 1000 or 2000 sqft each in these markets by Smart City? Or can we have MPLADS / MLALADS funds from MP, MLAs? For Mangaluru Central Business District (CBD) we have a Loka Sabha MP & State Legislative Assembly MLA. Even the controversial Rajya Sabha MP from the district may be asked for funds.

By the way, I think Marine Biotechnology Park will be back in news only after the government change in another three years!

So far, current state government has succeeded in stopping & shifting TCS Mangaluru project & Konjae-Manipal Knowledge/Health Corridor projects (copied in the form of KWIN) to its pet city. That is all its achievement for coastal Karnataka. So, let us not share any more ideas with Karnataka government as it will steal those ideas also.
For attracting IT, we should be aware of our weaknesses also.
- Anthony Waste has become a big waste & burden. Previously when everything was under control of MCC our streets were at least clean as civil workers used to clean plastic wastes on streets regularly. Now Anthony Waste has left our streets filled with garbages. They are the reason we are no where in the cleanest city ranks & a big threat to our IT aspirations.
- One of claim by Silicon Beach promoters is about walkability. In reality footpaths are filled with cars & two wheelers. Where is walkability?
- Concrete roads are dig at many places for various reasons & left as such for several months.
- Air pollution is also increasing due to various reasons. People talk about electrical buses. But none promotes electrical personal vehicles except for a few universities & colleges. But, thanks to auto rickshaw drivers we have now a good number of electrical rickshaws.
- Water bodies are getting filled with construction debris. They are threat to not only our tourism potential but also IT potential as we are also using our tourism strengths to promote IT.
