Mangaluru's long-awaited IT park project still pending despite growing demand
Mangaluru’s IT park project stuck in limbo

When contacted, CREDAI Mangaluru chapter president Vinod AR Pinto said currently, the IT park is in the DPR stage and open for consultancies. The proposal was revised recently as the earlier one was not feasible, and the lease duration was increased to 60 years from 30 years. "The progress is at a snail's pace, and we expect it to speed up in the coming days," he said.

According to stakeholders and promoters of IT companies in the region, there are already 250 companies in the undivided Dakshina Kannada employing more than 18,000 professionals. In 2024, 20 companies were added, and this calendar year, it is expected to grow in more numbers. "Already, we have queries from IT giants to set up their big offices in Mangaluru. The IT-friendly infrastructure is also helping them to consider this region," said a stakeholder.

He has advised the board to drop the disputed 9.33 acres of land and prepare a revised plan to expedite the project's implementation.

ETAG Energietechnik, the Indian subsidiary of the ETAG (European Technology Alliance Group) GmbH, is planning to invest around ₹300 crore in its proposed facility in Mangaluru. The unit, to be set up in Mangalore SEZ (Special Economic Zone) Ltd, is likely to be operational by early 2026. The company also plans to recruit a significant number of deaf and dumb employees in this unit.

What is the next step in both MIR & ETAG projects? MoU? Or direct construction?

Now, MSEZ has about 920 acres of occupied land and 140 acres of vacant land. Suppose every month one new company signs MoU / EoI for 10 acres land then in 14 months all lands will be occupied. Afterwards we need land for expansion in a different place as the site identified earlier for phase-II is now under acquisition for MRPL.

What about Niddodi? The government land available there was identified for a power project earlier. Can a Multi-Product SEZ come up there now? If not multi-product it could even be a dedicated Energy Transitions and Climate Action (ETCA) Industrial Hub. Due to protests, former MP had also identified an alternate parcel of land for the same purpose.

What is the status of Mulki (Kollur-Bulkunje-Ullepady) land acquisition for Green Hydrogen Hub? How much land is available now for industries in Ira (Canara Industrial Area) after deducting all land diverted for other purposes? Has MP or DC identified any new landbanks for new industries?

Looking at slow progress of Plastic Park, it may take at least 5 years to develop MSEZ phase-II. Time is required for land identification, government land transfer, private land acquisition, various clearances including environmental clearance, connectivity to NMPT, internal roads etc. Better to start the process now itself.

By the way, Mohtisham Celebration was planned to have Finance Tech-City. Are they ready to revive that project now or in another five years time? Whether Rohan Celebration, Attavara is planned to have a small IT Park in it along with Residential Apartments & Golf Course? I think Gold Finch & Westline Cubix may take their own time to realize.

Bhat indicated that 2025 will see the launch of one IT park, with two more following in 2026. The offline workforce is expected to increase from 2,000 to 5,000 within two years. Currently, undivided Dakshina Kannada has approximately 30,000 IT professionals working remotely.

That is all its achievement for coastal Karnataka. So, let us not share any more ideas with Karnataka government as it will steal those ideas also.

For attracting IT, we should be aware of our weaknesses also.

1. Anthony Waste has become a big waste & burden. Previously when everything was under control of MCC our streets were at least clean as civil workers used to clean plastic wastes on streets regularly. Now Anthony Waste has left our streets filled with garbages. They are the reason we are no where in the cleanest city ranks & a big threat to our IT aspirations.
2. One of claim by Silicon Beach promoters is about walkability. In reality footpaths are filled with cars & two wheelers. Where is walkability?
3. Concrete roads are dig at many places for various reasons & left as such for several months.
4. Air pollution is also increasing due to various reasons. People talk about electrical buses. But none promotes electrical personal vehicles except for a few universities & colleges. But, thanks to auto rickshaw drivers we have now a good number of electrical rickshaws.
5. Water bodies are getting filled with construction debris. They are threat to not only our tourism potential but also IT potential as we are also using our tourism strengths to promote IT.

Can Adani Group claim owneship of Mangaluru Airport land under the rule "tiller is the owner of the land"? When did the state government make such rules? Why not DK MP try to get clarification on ownership of airport land & airport from the central aviation ministry?

MaIAL had estimated an additional land requirement of 32.97 acres for the ‘Runway Safety Basic Strip’. Subsequently, the Ministry of Civil Aviation (MoCA) requested the Government of Karnataka (GoK) to hand over this land to AAI, free of cost.

Is Karnataka government planning to hand over entire Airport Land to Adani permanently?

It seems Karnataka government is intentionally punishing Mangaluru in cases of Mangaluru Airport, KIOCL, IT Park, Plastic Park etc.

• Mangaluru Airport - Land acquistion issue not addressed. Airport land belongs to the government irrespective of whether airport run by government or private organizations.
• KIOCL - Not allocating mines.
• IT Park - Many tier-II cities of Karnataka have got IT Parks 1 2 but not Mangaluru in spite of availability of land, international airport & highly educated manpower compared to these cities (18 engineering colleges itself).
• Plastic Park - Not dropping land under litigation from first phase of plastic park.

Why not Adani purchase the requisite land using its CSR funds and donate the land to Karnataka government to complete the process? DK MP should explore this possibility.

Mangaluru to get Water Metro on the lines of Kochi; 30 km in first phase

Karnataka Maritime Board (KMB) has decided to prepare a detailed project report (DPR) for the Mangaluru Water Metro Project (MWMP), which aims to connect isolated areas through an integrated water transport system. The transportation network will use National Waterways (NW) on both banks of the Nethravathi (NW-74) and Gurupura (NW-43) Rivers, extending from Bajal to Maravoor.

The project will be implemented in phases. Initially, a priority section will cover around 30 kilometres (km) along the Nethravathi-Gurupura River backwaters. The first phase will connect Bajal on the Nethravathi River to the Maravoor Bridge on the Gurupura River and will likely have 17 Metro stations.

SPV to execute the project

The KMB has recently floated a tender for the DPR on the MWMP. The report will cover infrastructure assessments, recommending water taxi or catamaran configurations, traffic and environmental evaluations, financial analyses, and project structure. The chosen consultant will assess the project's benefits and challenges, identify necessary resources, and evaluate its success prospects.

The study will determine optimal Water Metro station locations based on demand, land availability, and connectivity while emphasising sustainability. Demand assessments will include traveller surveys as well.

"The feasibility study will evaluate the potential of the Water Metro to reduce congestion in Mangaluru’s old port areas and assess cargo movement through Ro-Ro (Roll-on/Roll-off) Water Metros, including requirements for specific vehicle types and vessel specifications," said the official.

KCCI unveils gallery showcasing Mangaluru’s rich maritime trade history

The Kanara Chamber of Commerce and Industry (KCCI) opened a gallery of trade history of Bunder in Mangaluru on Monday. (The region surrounding Old Mangalore Port is known as Bunder.)

The Jewesh trader of the 12th Century Abraham Bin Yiju called Mangaluru his home for 17 years, trading with various communities in the port.

The Konkanis, who migrated from Goa 400 years ago, settled in the region and prospered on the banks of Nethravathi and Gurupur rivers. The Kutchi Memons and Dawoodi Bohras of Gujarat settled in the region trading in arecanut and salt.

Jain said that the excavation for the New Mangalore Port half a century ago revealed a hoard of 270 coins of Vijayanagar kingdom, including gold ‘Varaha’ and copper coins.

He said inscriptions also report two mints – one at Arthapura (present day Attavara in Mangaluru) and another at Barkur in Udupi district during the period of Alupas. By the mid-8th Century CE, coins bearing the symbols of Alupa rulers have been found in Mangalore, denoting an in-house currency for trade.

Centre drops two key Project UNNATI initiatives at New Mangalore Port

Giving reasons for dropping these initiatives, the Minister’s reply said the initiative to set up an LNG terminal was dropped due to non-availability of sterile area in the port for the LNG terminal.

The initiative to set up a mechanised fertiliser handling berth with silo storage and a bagging plant was dropped due to negative market response, he said.

Other initiatives such as increasing container cargo by attracting customers from Mysuru and adjoining areas, improving the service level of containers and providing equipment at berth no. 8 for container handling, and reducing overtime costs by migrating to a three-shift deployment for tugs, pilot launches and mooring boats, have already been implemented, he said.

Karnataka plans island development to boost tourism and jobs under New Maritime Policy

The state has identified 13 locations for maritime infrastructure development, including Karwar, Belekeri, Malpe, Padubidri, and Old Mangalore Port. With 106 islands dotting its 320-km coastline, Karnataka aims to transform these islands into tourism and economic hubs. According to the Karnataka Maritime Board (KMB), the state’s islands include one inhabited accessible island, 46 accessible uninhabited islands, and 56 inaccessible uninhabited islands, along with several unnamed rocky formations.

In a bid to attract high-spending travelers, the government is planning to develop luxury coastal resorts, floating amusement parks, and other premium attractions.

Beyond tourism, the policy focuses on greenfield port development, fisheries, industrial growth, and renewable energy initiatives, such as near-shore wind farms. Additionally, the state aims to establish coastal economic zones (CEZs) for petrochemicals in Dakshina Kannada and Uttara Kannada districts under the central government’s Sagarmala project.

Why is Ullal cruise port project not mentioned. Along with container terminal this can have LNG terminal also. What will be developed in Padubidri?

Why CEZ only for petrochemicals? Has the government dropped the idea of Green Hydrogen Hub? Why not export-oriented green industries manufacturing heavier products?

Good thing is cycle track is getting ready as a part of Smart City project. The Jappinamogaru boatyard at far end could be a part of Water Metro.



Water metro catamaran boats will be owned by whom? Government (KSWTC like KSRTC) or private or both? Supreme Court approves 2003 law dismantling KSRTC's monopoly over bus operations in Karnataka. This judgement may be applicable to water metro routes also.

Mangaluru: Researchers at NITK, Surathkal, have developed a groundbreaking pH-sensitive hydrogel for treating wounds that take longer to heal. The innovation helps in faster healing of wounds without leaving any scars.

Interestingly, this research team is also the first to use collagen from sole fish, which is found abundantly in the coastal districts in Karnataka. Usually, sole fish skin is discarded as waste, but this innovative gel makes use of that very waste.

Too late now. What was important was how Global Investors Meet promoted Mangaluru as a brand. If it was promoted as an education & health hub with an international airport we would have got more investment, many foreign universities would have shown interest to establish their campus here due to availability of good lecturers & at least a few GCCs we would have got here. Karnataka will never promote Mangaluru in this way, it will never spend a single penny to exhibit Mangaluru positively. We have to do it ourselves! I request DK MP to write individually to international universities who have already shown interest to establish campus in Karanataka to prefer Mangaluru as alternate choice as it has conducive educational environment, availability of human resources & economical reasons.

In summary, as Karnataka government is our enemy number 1, Mangaloreans themselves have to decide how Mangaluru is promoted. Has the government ever promoted the fact that Dakshina Kannada ranked second in the state for per capita Net District Domestic Product (NDDP)?

By the way here is an idea which I had already suggested a long back. This will help in growth of tier-II cities of Karanataka by getting independence to promote themselves.

Mangaluru is the district head quarters of Dakshina Kannada and it has become an education hub with a number of reputed institutions offering variety of courses attracting students from all over the country and abroad.

But it doesn't have any additional details like how many medical & engineering colleges are there in Mangaluru. It does not tell easy availability of teaching staff if international universities try to open campuses here.

I think at least six bullet points have to be added to the front page itself.

3. Z number of other colleges
4. Literacy Rate LL%
5. Ranks R in Net District Domestic Product (NDDP) ranking as on year ABCD.
