Yes. Some other companies will get approvals in place, and then sit on their properties for years without doing anything. This is very frustrating. It is good to see well run construction companies in the metro area.

I took a drive down into Dieppe a couple weeks ago. I can not get over the amount of apartments that are under construction and the amount of development going on. It’s crazy! I was planning on talking some pictures but there was too many buildings, I would have been all day posting them.

I will say though, the one behind the IGA Co-op has such a missed opportunity in terms on ground floor retail. There is a single ground floor unit. The street was literally designed for with mixed use buildings n mind!

I have to imagine the reason is that developers have decided that residential has a bigger demand and return on investment right now.

As a resident in the area, the lack of places to go is so incredibly frustrating in Dieppe. We will never be anything OTHER than suburbia if we don't take opportunities to create places other than residential.

We live near the Boulevard Restaurant. Figured we would walk to it the other day. Poor lighting. Taking your life in your hands crossing Dieppe Blvd (they have the lights but not not put them into service yet).

We we got to Golf street, it was either stay on the sidewalk and then climb over the snowbank to get to the restaurant OR take chance of just walking on the road.

Clearly nobody who does city planning ever actually gets out of their cars.

Building large apartment blocks along Dieppe Blvd makes sense but building apartments deep into a subdivision like the proposed ones at Yvonne and Champion do not. Dieppe is shooting itself in the foot with its tax base. A beautiful neighborhood with expensive homes that get charged a lot of property tax is beneficial to the city. But sticking high density in that area will make it a lot less attractive to buy those homes on Champion and Valmont with all the increased car traffic flooding down the streets.

Very disappointing.

I'm really curious to see, now that the rental market is continuing to cool off, whether these exurban higher-end apartment buildings (Dieppe/Melanson area, Yvonne/Champion, Magnetic Hill/Casino area etc) will actually fill up, now that there are a lot more similar new buildings in centrally-located parts of Moncton/Dieppe that are walking distance to amenities.

I know a lot of younger people, newcomers, downsizers, who were moving to those exurban buildings purely as a last resort a couple of years ago, but it'll be interesting to see what happens to the local market now that there are better options for those who don't want to be entirely car-dependent.

Agreed. The aim of keeping mid level or higher end single family neighbourhoods intact isn't unreasonable. Not every part of a city needs to be high density or mixed use.

If you take a drive out there you’ll see that the ENTIRE area north of the Yvonne subdivision is apartments, townhouses, duplexes etc. it won’t feel that out of place. One of the problems is that it’s all single use. Housing. Yes there is a small strip of commercial with the ANBL and gas station and a couple businesses. But if they’re going to build a really dense neighborhood (as they have in this case) they should have mixed uses with it. Otherwise you’re just encouraging more car dependency. I’m not suggesting all building should be mixed use, but at least have some! It would be nice to be able to walk to a restaurant, or a business without having to use your car.

2025 roadwork planned for Dieppe:

-Continuation of Dieppe Blvd extension to Dover Rd
-Reconstruction of LeBlanc Road
-Reconstruction of Gauvin between Marche and College streets
-Rehabilitation of Champlain St between Aviation Ave and Lorette St
-New sewer installation for St-Therese, Grand-Pre, Notre-Dame, Latour and Copp streets.
-New trail construction along Melanson Rd from Bourque Rd to the AJL Arena
-Intersection enhancements at Acadie/Champlain/St-Laurent
^^this is interesting because St-Laurent is the street directly behind Angies. It comes out maybe 40 yards behind the major intersection at Champlain/Acadie. Putting a second light there would be lunacy. There's also the former Ultramar property across the street so maybe there's some sort of realignment coming that also incorporates Olivier St? A round about there doesn't work either unless it incorporates the entire intersection with Champlain, but the city already said that is not in the plans and that would be a major project. So I'm curious what this could be. Maybe it will just be a no left turn in or out of St-Laurent. That seems to be an issue.

Also the AJL arena is getting some much needed upgrades. New accessible bleachers, upgrades to the refrigeration system, a new fifth dressing room, and new boards.

Exactly! At least the residents of Yvonne own the trees behind their houses from Lorette to Champion. The original plan was to cut all those down.

Another weird planning move - putting 3 huge apartment buildings but no sidewalks on the street.

I use a full lane when walking in protest of the stupidity of urban planners not ever thinking beyond the almighty car. People complain about traffic now - wait until the apartments at the end of Yvonne/Dieppe are built. It used to be faster for me to drive downtown, now I can bike there faster.

In my neighborhood, hardly anyone uses the sidewalk anyways. I guess walking on a road with 4000 lb. steel and glass machines being controlled by people texting is safer than maybe tripping on a seam in a sidewalk. I do see the kids using the sidewalks though. More brains than the parents.

By trail from Bourque to the arena do you mean across the woods or on the side of the road. I live in the area and love it because of trails . I hate the new neighbourhood they are building where they could have added walkings trails but they don't for me it's a big plus.

The info does not specify. I would assume it will just be an extension of the paved sidewalk "trail" they completed over Fox Creek and down to Bourque last year. It's just a ditch now. There's also no sidewalk on either side from Bourque to Centrale now which is crazy dangerous, especially with a day care right there.

I know exactly where this is. This development is on the west side of Dieppe Blvd, just a bit north of Melanson Road, and directly across Dieppe Blvd from Aucoin Street.

I snapped this picture today showing Building #1 under construction:



There are two other mystery apartment complexes under active construction in the immediate neighbourhood, located on the NE and SE corners of the Dieppe Blvd/Melanson Rd roundabout.

The development on the northeast corner remains a mystery, but seems to be a high quality reinforced concrete build. The development on the southeast corner is almost certainly this:



And, this doesn't even include the major developments going on a bit further to the north on Dieppe Blvd. What a transformation!!!

Add to that another 200 units further west on Melanson road just announced this week.

Traffic on Dieppe blvd is already quite heavy morning and evenings. I wonder if increased capacity may be needed in the next decade.

Thanks. I don't often check French media. Although I can read French pas mal, it is a bit of a struggle.

As to your concerns regarding traffic congestion on Dieppe Blvd, I think it will only get worse as these new developments come on line. Other confounding variables will be when Dieppe Blvd gets connected up to Amirault at Dover Road, and, if as suspected the new Anglophone k-12 is built on this new extension of Dieppe Blvd. I think widening is inevitable.

Something just popped up in Canada construct connect for Dieppe

Does anyone know what this could be 73 million dollars seems like a lot for a small apartment.

The development mentioned in the post immediately above yours (on Melanson) has a valuation of $73M.
