Is it a delivery Center they have in Dartmouth? I think you have perhaps hit the nail on the head. What kind of warehouse would cost $115,000,000 and want direct access to the airport / highway, an Amazon Fulfilment Centre does! These building are massive and employ hundreds!

Amazon does not have a full distribution centre in HRM. It is a delivery centre.

My spidey senses are tingling........

It is interesting that Expansion Dieppe recently signed an agreement with the Montoni Group to assist in development of the industrial park expansion. Montoni is a big player in the development world. Something big is very definitely afoot.

This is interesting news, but the Cargojet and UPS facilities are on the south side of the airport. This project is most likely on the north side where they are actively expanding the air industrial park and have extended Aviation Avenue adjacent to the TCH.

Regarding speculation on an Amazon fulfillment centre on Aviation Avenue, the largest fulfillment centres in Canada are 2.8M sq ft, so 1.8M sq ft in Moncton is not beyond the realm of possibility, especially if it serves the entire region.

The new fulfillment centre in Calgary (2.8M sq ft) employs 1500 people, so, a hypothetical 1.8M sq ft centre here would likely employ 1000 or so people.

Delivery centre just sorts things before they get put in the delivery vehicles.

Distribution (fulfillment) centres are huge, and contain the inventory that Amazon sells. It is a huge — highly automated warehouse covering acres and acres of land. Having a fulfillment centre in the Maritimes would immensely speed up the entire delivery process.

If this fulfillment centre serves Newfoundland too (and I imagine it would), it could be very good for the airport too. We may see a couple of new cargo flights daily bringing in time sensitive merchandise to the distribution centre, and, onwards to Newfoundland. This is probably a principle reason why they would be building this facility next to the airport.

Amazon Canada just announced that they're closing all their warehouses in Quebec do unions pressures(only unionized Amazon workforce in Canada). This includes a fulfillment center in Mirabel... They'll likely need to fill that void with a new center somewhere close...

Indeed. I think this news lends credence to the possibility of a new fulfillment centre here.

Apparently work will begin in March on the proposed small plaza attached to the new Superstore on Dieppe Blvd.

Two units are pre-leased, one of which will be a nail salon.

The Quest lands now have utility poles installed along the new route between Keith and Dieppe Blvd, so you can get a bit of sense of what the layout will be. I was a bit surprised that they are just standard wood poles. Everything Quest has done to date has been a little more upscale so I would have thought this would be a little more stylish. Maybe they are temporary.

There are also at least 2 different foundations being dug out and poured now for new buildings.

Will adress the proposed JCJ Properties development on Dieppe Blvd (nothing new), but also a new development on Melanson St (between Centrale and Bourque) with 10 new 3 storeys-12 units appartment buildings (I assume something similar as what was built on Centrale).

One thing about this company is they are very much like Lafford, Seville, Icon. They are very well run and don’t waste time when prepping and building.
