The 225 Smithe building, located on the northwest the corner of Smithe and Cambie streets, has remained vacant since it was completed just three years ago. Tenants vacated the Seymour Street property several quarters ago.

Partial, and out of date. As officedweller noted, Smithe is complete, and there are people staying there already. I'm not sure there's any work actually happening on the Arts and Crafts building. Conversion to hotel started years ago, but it was Coromandel, who were developing it at least 2 years ago to be operated by Sonder, so it stalled.

There's also a conversion close to complete of the Burrard Medical Building, and two more o9ffice to hotel conversions approved in Gastown, on Carrall, and on Main.

They are trying to lease out the retail for the Arts & Crafts building

Q3 2025 occupancy but the permits show no work. They pre-leased (?) some of the space to Purebread back in 2020 but obviously that didn't go anywhere.

Here’s a large rezoning proposal submitted by the City for the lots they own at the South corner of Burrard & Pacific. Site is the entire block of Burrard, Pacific, Hornby, & Beach less the Condo tower along Beach. 11.5 FSR gives about 740k sf.

I'm guessing that lot falls under the same height policy that Vancouver House falls under. Vancouver House is 150 meters tall.

Actually quite a few large lots yet to develop around the Burrard and Granville street bridges. Should be a decent cluster of tallish buildings when complete.

No only Vancouver House, 601 Beach and Burrard Place were included in that policy in that are of downtown.

A sliver on the east part of the site is no longer in a view cone. Anchorpoint (almost that entire block) has no viewcone either now.

pretty lame looking. a site/building like that needs something awesome to really showcase/highlight the original building.

Agreed. This is a project that I hope would just go away.

A more slender higher tower that rises from the older structure without occupying its entire footprint would be far better.

Horrible! As much as I love skyscrapers, this building needs to be left as is. It's one of the great, classic department store buildings both in mass, scale and design, reminds me a lot of Selfridges in London. We're fortunate to have it in Vancouver and it needs to be respected.

No matter the design, a giant mass, sitting directly on top of this building will ruin it. As Metro-One said, a slender tower, perhaps at the north end of the structure could work.

Shockingly I actually agree with those above that aesthetically this isn't great but for a completely different reason. I think the proportions would look far better if the proposed addition was significantly higher. Since the roofline is within your peripheral vision when looking at the Bay building you're drawn upwards towards the glass tower which then imposes over The Bay, but if it was significantly taller, from the street level you're inclined to ignore the glass tower above and focus on what's closer to the ground.

10 South LaSalle in Chicago is basically exactly what I'm thinking of here.

Demo permit went in for 55 W Hastings so maybe we'll see that lot developed.
