as well as the Whole Foods parking lot site.

I think I'd characterize that as a capacity study. Civitas did something similar for the Waterfront, which was also not commissioned by anyone. They've looked at the West End Plan, and said 'what could be built'.

The study is a bit out of date already - they have a longer term tower (B4) for the Listel hotel site, which they suggest could be a 28 storey residential tower, but a 31 storey hotel and residential replacement has already been approved.

On the Whole Foods parking lot site, I think they've noted it's a parking lot, and thought 'that could be tower', but that's been true since the plan was approved in 2013.

Given all the talk about how badly we need more hotel rooms, it's strange how slowly new proposals are taking. The conversions of office space on Smithe and Burrard are complete, and the Keefer Street hotel is having glazing installed, but the bigger projects Downtown seem slow. They're still digging the parade hole for the Anacon 'Block' hotel and condo tower on Robson, so that's a few years from completion.

The Paul Y twin hotels on Seymour have an approved development permit since April, so they look likely to be built, assuming funding is in place. The DeeCorp tower on Granville hasn't been rezoned and there's no sign of it happening yet. The big Marcon Pender and Richards project also seems to have stalled. They've submitted another, smaller hotel tower in the West End, and now Colliers are leasing the office space in the Lumberman's Building, that was supposed to be part of the hotel project. There was supposed to be a hotel being submitted on the cleared Robson site that Bonnis sold off, but there's no sign of that either.

The parking lots on Seymour (across from the Capitol) and Richards got a new operator a month or two ago (or name change?).
In any event, both lots got new signage installed and pressure treated lumber sided planters. Doesn't seem like a move for a near-term demo site.

I believe the Lumberman's building was to remain as office space even with the redevelopment. Perhaps just using that site's density on the hotel component. Is it not heritage protected?

I assumed they had included the Lumberman's Building because the hotel will be behind and beside it, with an excavation for a parkade that you would imagine would be disruptive for any tenants.

That's why I was surprised to see that the space was being leased, but as there hasn't been a development permit submitted yet, construction is some way off.

There's a homeless person who has set up a nice shelter in the old Club Hollywood doorway (with attendant garbage). That's about the only housing progress I've seen on that block.

Quite a few more will need to set up camp to compensate for the temporary modular housing that Council removed from West Georgia, and turned back into a parking lot.

Thank you for the insightful post. Affordable properties across various sectors are gaining momentum in the market. It's promising to witness price reductions in income properties with low cap rates. This correction was much needed.

Speaking of affordable properties, I have a small lot for sale located at 1240 Howe Street. The current FAR stands at 5.5. We are currently in discussions with the City to explore the possibility of a digital hotel buildout while seeking relaxation of the parking requirements. A very interesting development site at a prime downtown location.

There was a submission over the summer but no information on their rezoning page on the status.
