Or, more likely, above market value.

It's important to note that commercial property is not residential property. Except for rare cases, most owners of commercial property do not respond irrationally to market forces.

They can certainly use expropriation even without Bill 16 as the site would be needed for the station construction but in the past that hasn't been necesary.

nice to see concrete evidence of the prep work for this project.

it is the no-brainier, next SkyTrain project we should be doing. once out to UBC, Langley, and the SFU Gondola done, we will have a very good SkyTrain network that reaches the major employment + residential centres.

i foresee a lull in building new lines once they're all done, unless they really want to replace the Iron Workers Memorial Bridge. i could see that replacement pushing the "purple" line ahead faster.

Pretty sure Purple's going ahead with or without the IWMB replacement; after the current round of SkyTrains, the North Shore will be the only major town centre "cut off" from the transit network.

Wasn't there talk of redevelopment of the Broadway & MacDonald Safeway some time ago?

It's on the REIT's future developments page but they have so many sites who knows when they will get to it. Anywhere from 5-15 years since it's not an active development.

Fairly sure TransLink wants an entrance on the intersection, not near it. The VPL branch might make a good secondary entrance.

I was thinking of it as a staging site with the entrance on the corner. But I guess it's so small that acquiring the rest of the block next to the gas station would work.

The gas station along with the adjoining lot would be more than sufficient, no need for the entire block. Of Couse if they want to go for a multi tower development that could take the whole block.

i am not sure about that. that is going to be one very expensive line, and i dont see the biggest need for that line. while nice to have, it isnt really *needed* like Langley, UBC are.

but thats a long way away. it certainly wont start construction prior to UBCx. and that wont open before, probably, 2033.

I mean, Evergreen wasn't really "needed" either (ridership's pretty low compared to Richmond/Burnaby/New West), but it was more about bringing rapid transit to the NE quadrant. Ditto Purple and the North Shore.

Oh, absolutely not. But it'll likely be next right after UBCx, and likely won't be dependent on a new Second Narrows bridge. After that, practically all of Metro Vancouver is 30-ish minutes or less away from a SkyTrain, and it's just filling in the gaps from there.

Langley (Township + City) has a lower population than the North Shore (DNV + CNV + DWV), and has connections to the rest of Metro Vancouver via Hwy 1, Fraser Highway/KGB, Highway 10/99/91, 200th, or any of the other numerous minor arterials south of the Fraser.

In my very humble opinion, the North Shore "needs" it far more than Langley does.

i dont know. i forsee it getting stalled out, either because we have "built enough" and it will be quite expensive. or the politics of it because SoF doesn't "have enough" and this would be "another line" for Burnaby/NoF.

i just really dont see how we will get another NoF/Burnaby line politically in the region right after. the north shore will never have the potential for jobs, density that SoF does, and SoF people love to go on about NoF getting too much stuff, etc.

politics. the north shore doesnt have enough sway/votes compared to SoF.

BSP/UBCx should have been before any other line. then Evergreen, Langley as a next priority. its ridiculous that UBCx wasn't the first thing done. but politics gets in the way. Canada Line was almost killed because of it afterall.


its just good UBCx is seeing some progress. thats really the last project on my list. well and the SFU gondola.

In this case, it could very well be the 'burbs teaming up against the core. Moderately harder to argue "NoF privilege" when Surrey's much more accessible than North Van is.

Small reminder that SoF is "getting" BRT down KGB and 200th at the same pace that the North Shore is likely getting Skytrain. Take that for what you will and whether that's sufficient compensation.

I can see a King George Blvd Skytrain being something
That ends up getting announced before UBCx. It would be much cheaper to do that UBCx and would be done to sway voters there.0

Not sure how the timing worked with the Jericho Lands sale/planning but I'm glad that development will be served by the line.
