Some more nice infill. Nothing to write home about architecturally but we need the housing and increased density especially on this side of town.

The specs for 3601 Lawton St:
- 8 floors, 96 ft
- 46 units (1 studio, 23 1BR, 16 2BR, 6 3BR)
- 10 of the units will be affordable
- Parking for 28 cars and 50 bicycles

The future of San Francisco’s Embarcadero Plaza could be greener. A vast, meandering grassy area with pathways and small plazas is part of the proposal to revamp the concrete expanse punctuated by the infamous brutalist Vaillancourt Fountain. New renderings of the area between the Ferry Plaza and Embarcadero Center show dazzling displays with a pathway passing through a sculpture garden, fairy lights strung between festival tents, food trucks and a series of connected lawns dotted with flowering trees, volleyball courts, people picnicking and an overall buzz of activity. The proposal is part of a partnership between the city and BXP, owner of Embarcadero Center and its towering office buildings. Design firm HOK created the renderings.

The new park would pull together three separate public spaces — Embarcadero Plaza; South Embarcadero, which includes bocce ball courts; and Sue Bierman Park, with the children’s playground, which was itself recently revamped. (Ginsburg said the playground would remain untouched.) The disconnected spaces were designed at a time when an obstructive double-decker freeway traveled along the Embarcadero.

Ginsburg said this project is about the “connectivity of the three spaces, making them one grand cohesive place that is both neighborhood-serving with a children's playground and dog park, but that also allows for destination events such as concerts and large gatherings and public viewings of World Cup soccer matches and Super Bowls.”

I hope they are able to do these updates and do it in our lifetime. Embarcadero Plaza is underutilized and sad and so is the bocce ball courts and this area in a way is the front lawn of the City.

Yeah, I'd like to see more open green space, like a simple large lawn, here. There's a little too much hardscape. Can be a nice space for people to picnic after grabbing food from the Ferry Building, and can hold large events like concerts and the like. It'd be nice if there were a way to directly connect the Ferry Building this new park as well. Either bury the Embarcadero or close it to vehicular traffic off completely, making it one giant seamless park/plaza.

Probably a default 'streetcar' setting in the rendering and most people won't notice anyways but there are MUNI and old timey streetcars on the Embarcadero.

It does seem like more of an artistic render than anything life-like. The Tennis courts with no fences to catch balls? The purple trees? Also, the troublesome part of the Embarcadero Plaza is the area south of Market, which is not visible in these, even though they call that out as a part of this project.

Anything is better than the Vaillancourt Fountain that is there now, though. I hope to see more.

Another plan to hardscape over trees and park greenery at Embacadero/Bierman Park. First Union Square was turned from a park into a plaza. We need MORE trees/greenery, not less. Maybe create a smaller version of plazas
close to Hyatt Regency/Market Street and save or replant new Poplar (if existing trees too old) or maybe another columnar tree (Italian Cypress) that could complement the Palms on Embarcadero. Wrong move San Francisco.

This one gets an update. Unfortunately it looks like they're going with the low-rise proposal instead of the mid-rise one. The address is also changed from 875 Sansome to 303 Broadway.

The updated specs for 303 Broadway:
- 8 floors, 87 ft
- 21 units (14 2BR, 7 3BR)
- 3 of the units will be affordable
- Parking for 10-21 cars and 24 bicycles

The formal application has been filed for an eight-story residential infill at 303 Broadway, formerly 875 Sansome Street, by Jackson Square, San Francisco. The top floor will consist of two private decks and a shared rooftop amenity space.

The 0.1-acre parcel is located along Broadway next to the Jackson Square neighborhood and on the southern edge of North Beach. The proposal is close to 955 Sansome and 1088 Sansome Street, both sites of large residential proposals that could add to the city’s skyline. The neighborhood’s proximity to the Embarcadero and Downtown San Francisco makes it an attractive area for new housing.

It looks like those are actually volleyball courts, not tennis courts. Perhaps the portable kind people bring to parks and set up on their own rather than permanent fixtures. But yeah, I think these are just early concepts and not actual designs. I'm also curious to see what they have planned for South Embarcadero where the bocce ball courts are as well. Hopefully more green space instead of hardscape and gets tied together seamlessly with the northern part of the new park.

I agree with your overarching idea that we need more trees/greenery and less hardscape.

That said, it looks like that is exactly what they are planning, as least as far as I can tell in these conceptual renderings. You can see Embarcadero Plaza has been replaced almost entirely with a large oval lawn, that can serve as picnic space as well as gatherings for large events. They've also gotten rid of the Vaillancourt Fountain, which is made out of concrete (more ugly hardscape) and replaced it with green lawn and trees. They've also leveled the surface so it's at grade with the surrounding area rather than sunken.

Sue Bierman Park does lose a little bit of its existing lawn in favor of more walkways, but it also adds an a dog park, a bandshell stage, and overall better connects it with Embarcadero Plaza.

Overall, I think this revamp does address your concerns and the planners do seem to have the right idea.

Here's a different rendering, this time by Gensler. I'm guessing the City will work with different design firms before deciding on a final design.

While I do see your point of some greenery replacing hardscape in the new park plan. I still do think the loss of mature columnar trees (the present tall poplars) needs to be addressed. As I mentioned before replacing the poplar trees or planting other columnar trees (Italian Cypress means no falling leaves?) made and could make for wonderful 3D aspect to the park. This is a great feature as this micro-climate does NOT have harsh winds making trees grow sideways. This area is one of the few locales in SF, with a true meditteranean climate. Think of a flat Filbert Steps. Another wind-free zone.

I just wanted to remind everyone that these Vaillancourt renderings are super high-level. Nothing seen here is intended to be taken literally, exactly, etc. These are NOT designs. These are more or less vision boards, created to inspire, drum up support, and give a loose idea of the potential for the space.

Let's not try to get caught up in the species of trees, size of the stage, type of courts, cable car vs street car, or if it's an off-leash/dog-permissible zone.

New renderings have been shared for the seven-story proposal at 3300-3330 Geary Boulevard in Laurel Heights, San Francisco. Elevation Architects is responsible for the design. Illustrations show a typical apartment infill with articulated volumes dividing the overall mass. The exterior will be wrapped with brick veneer, metal panels, and smooth-finish stucco. Residents will get access to shared open space on the second floor and rooftop deck. Private space will be offered with several terraces facing Geary Boulevard.

The project will require demolishing three buildings, including 3300 Geary Boulevard, which was gutted by a fire in 2019. The fire-destroyed structure was the oldest of the three, having been constructed in 1907 with a single floor by local contractor Henry T. Grieb. The second story was added in 1912 with two units. 3308-3310 Geary Boulevard was constructed in 1923 as a two-story over-basement building by contractor Gustaf E. Ahl. The three-story 3330 Geary Boulevard was built in 1922 and is currently an office building. The structure was extensively remodeled during the 1950s to become an ‘irregular-plan concrete building… clad in stucco,’ as published by the Historic Resource Evaluation drafted in 2018 by Page and Turnbull.

A few small updates from SOMA and the Mission respectively.

988 Harrison (6th and Harrison) is close to complete. I feel like this one came out nicer than expected given we ended up with the value-engineered version.



The far-from-beautiful (Saitowitz-designed, nay Leavitt Architecture) but nicely balanced mix-used building at 17th and Mission (2100 Mission) is close to finished with its facade and window installation looks... fine IMO. All this design makes me think of is pigeon wire and dirt on those ledges. In no way am I opposed to contemporary architecture but this feels more than a little out of context on this block.

Thanks for the updates! The brick looks nice on the building at 6th and Harrison, would love to see more of that versus the stucco or some of the other cladding on similar buildings.
