Steph Curry just bought a building in S.F. Here are his plans for it

Exclusive: Steph Curry just bought a building in S.F. Here are his plans for it

By Laura Waxmann
San Francisco Chronicle

The property, located at 600 20th St. and within walking distance of Chase Center, home of the Warriors, traded hands for $8.5 million — nearly six times higher than what it sold for in 2021. Real estate agency Touchstone Commercial Real Estate Partners brokered the deal, but declined comment.

The property, which has been pitched for redevelopment into a new, five-story mixed-use building, will serve as the new headquarters for Thirty Ink, Curry’s off-court business enterprise. A representative of the company said it plans to vacate its current Howard Street location in the SoMa neighborhood. The number thirty is Curry’s Jersey number.

The company’s office serves Curry’s eight businesses and 13 entities. It focuses on endeavors “spanning across athlete management, brand, fitness, lifestyle, impact, media, philanthropy, and technology with a shared mission to Elevate the Under,” per a statement shared with the Chronicle.

Nice to see a glimpse of “The Portal” tunnel alignment in the schematics. The project was just given $3.4b from the federal government and is expected to start construction in 2025. I imagine this will get built sometime between construction starting and the opening of the new 2 new underground train stations. 130 Townsend sits just 2 blocks from 4th and Townsend and about a mile from the SF Transit Center entrance.

Here are a few progress shots of smaller builds in the Mission.

2100 Mission St (Saitowitz on 17th + Mission / replace the dollar store). The massing looks nice, but I'm a bit worried about how it'll finish out.

811 Valencia (replacing the Phoenix bar) seems to be moving very, very slowly.

The rest of the Mission is pretty quiet at the moment, with at least half a dozen approved projects but without movement or pending demolition.

We'll see how 2024 shakes out, but I have a feeling we're prob not going to see much else prior to 2025, sadly.

Facade Installation Underway For 730 Stanyan Street In Haight-Ashbury, San Francisco

BY: ANDREW NELSON 5:30 AM ON JUNE 3, 2024

Concrete has topped out with facade installation underway for the eight-story affordable housing complex at 730 Stanyan Street in Haight-Ashbury, San Francisco. The white and gray precast panels showcase the design from the influential architecture studio, OMA. Once complete, there will be 160 new permanently affordable apartments, retail, community space, and a childcare facility next to Amoeba Music, Whole Foods, and Golden Gate Park.

...

OMA is working with executive architect Y.A. Studio for the design and landscape architect GLS. A visit to the site shows each panel has rounded edges, with a toy-like sensibility. The overall massing is carved out with setbacks on each side, and a semi-circular plaza along Stanyan Street is intended to frame a five-story tree.

The 0.9-acre parcel extends along Stanyan Street from Haight Street to Waller Street. Future residents will be located on the western end of Haight Street, Golden Gate Park, and next to a Whole Foods grocery store and three blocks from Gus’s grocery store.

I assume you're talking about Transbay Block 2...

It's an affordable housing project with a total of 335 units.

That's cool, good to see some affordable housing in SF.

I wonder if 200 Main Street at the other end still has a shot.

Increased Plans For Bernal Heights South Slope Apartments, San Francisco

BY: ANDREW NELSON 5:00 AM ON JUNE 10, 2024

Preliminary plans have been filed utilizing new state laws for the hillside property at 134-150 Porter Street and 113-115 Roscoe Street on the southern edge of Bernal Heights, San Francisco. The project will bring over two dozen rental apartments to the site between three structures, significantly more than initial plans for just seven homes. Schaub Li Architects is responsible for the application and design.

...

Schaub Li Architects is responsible for the design. Illustrations show simple rectangular structures with stucco and horizontal lap siding. The three-story structures will have slightly more ornamentation, like bay window features and delineated cornices.

The property is located between Benton Avenue and Ellsworth Street. Residents will be just ten minutes from the Glen Park BART station by bus. Bruce Richard J. & Cheri A. are listed as the property owners. The estimated cost and timeline for construction have yet to be shared.

That's a crazy project to try to undertake! Odd location, likely to get NIMBY'd pretty hard, huge terrain challenges. Regardless, this type of hillside development is part of what makes SF's cityscape so interesting, so I'm rooting for this to work out, although I do have my doubts we'll ever see anything built here.

Interesting project. Anyone know if there's anything planned for those 2 surface parking lots adjacent to this? Hopefully those 2 lots and that single story Chase bank have something big planned.

The specs for 50 8th St:
- 13 floors
- Conversion of 66 hotel units to 66 group housing units
- All of the units will be affordable

Hotel To Be Turned Into Group Housing At 50 8th Street, SoMa, San Francisco

BY: YIMBY TEAM 4:30 AM ON JUNE 12, 2024

A new residential project has been proposed for development at 50 8th Street in South of Market (SoMa), San Francisco. The project proposal includes the conversion of a tourist hotel into group housing as a 100% affordable housing building. BEI is the existing hotel on the site.

Arcus Architecture + Planning is responsible for the designs.

...

The project will also take advantage of the State Density Bonus Law for a waiver to reduce the residential open space requirement. The units will have access to 15,181 square feet of usable open space, in excess of what would be required for the units, but the space will be shared with the existing hotel use. This waiver facilitates the creation of new housing and provides the new units with open space that substantially furthers the purposes of the Code.

Right now the only projects breaking down are really small or 100% affordable. Transbay Block 4 project is only 30% affordable so it’s unlikely to break ground anytime soon unfortunately 😕 , Hines returned to the drawing board for 4 other sites nearby.

Construction costs are at an all time high yet people continue to focus on ridiculous zoning fights (which will add 0 new housing units within the next 5 years) and nominal city fees but no one seems to be concerned that the developers can’t get loans to build a single unit.

Construction Starts For 2550 Irving Street, Sunset District, San Francisco

BY: ANDREW NELSON 5:30 AM ON JUNE 28, 2024

Construction has officially started for 2550 Irving Street, an affordable housing project in San Francisco’s Sunset District. The mid-rise complex aims to bring 90 units to the historically low-density neighborhood, close to the Sunset Super grocery store and a block from Golden Gate Park. The Tenderloin Neighborhood Development Corporation is responsible for the application.

...

Pyatok is the project architect. Illustrations show an innocuous contemporary podium-style complex with an articulated facade into three distinct massings overlooking Irving Street. Facade material will include sandstone-toned thin bricks, precast concrete, fiber cement panels, painted aluminum, and western red cedar timber. Decorate tiling is shown facing the sidewalk to add to the pedestrian experience.

The city first revealed plans for the new affordable housing in February 2021, followed up by the first permits filed in July 2021. New building permits were filed in May 2022 and reinstated in September last year. The project has survived three separate appeals, two filed in late 2022 and one filed in mid-2023. Demolition has already finished for the 1966-built San Francisco Police Credit Union. Construction is expected to cost at least $50 million, a figure not including all development expenses. According to the developer, the team aims to finish work by the winter of 2025, with leasing starting in the summer.

New Plans For 3330 Geary Boulevard In Laurel Heights, San Francisco

BY: ANDREW NELSON 5:30 AM ON JULY 12, 2024

Preliminary plans have been filed for a residential infill at 3330 Geary Boulevard in San Francisco’s Laurel Heights neighborhood.

...

Elevation Architects is listed as the project architect. Illustrations published by the studio show a familiar podium-style complex adorned with bay windows, some private balconies, and a rooftop setback. Sidewalk improvements will include four trees across from the future shops and lobby.

...

The narrow property is located along Geary Boulevard between Commonwealth and Parker Avenues. The site is close to the University of San Francisco Lone Mountain campus and less than 15 minutes from Golden Gate Park on foot. Downtown San Francisco is less than half an hour away by bus.

I think this is actually at 3330 Geary where there's a different (presumably unoccupied?) apartment building. SFYIMBY has the address wrong for some reason.

Good catch. I was wondering why the renderings didn't really match the site. I believe it should be 3330 Geary as you said.

Yes this is correct, it will actually be on the site of the former Jewish Healing Center.
