Of course it's for sale. The project had an Arno Matis design. How many actually get built?

I guess that's what you get for being an "up and coming" firm.. developers who have huge ambitions that burn out or little projects like this.

Hopefully. Although, one of our last downtown surface level parking lots is saved, for now.

The surface parking lot is the hotel project. This was for those little buildings next door.

Only way I could see them incorporating the lot next door is if they want to do a total redo (ie taller)

It's covered by 3.2.2 QE Park and 9.2.1 Cambie over the entirety of the lot. Assume only the QE Park applies to this site. F1.3 Choklit Park is the one that cuts across the Seymour Street facing side. I think 3.2.2 is the same so they would only get up to 122.6m I believe.

That’s too bad the city doesn’t change their policy to have buildings built right up to each other like in every other city

If it was developed on its own the floorplate would likely be too small to be economical. Not to mention parking.

That makes zero sense in this context. The hotel is a tower with windows, not a slab with blank sides. If you look at projects like the two Onni rental buildings on West Pender, the City allows a streewall with light wells, but only where the height allows natural light to reach lower floors. If you had a streewall as tall as the proposed hotel it would be very oppressive. Residential towers are usually required to provide 80 feet separation, but it can be less for commercial buildings.

Well yes, on paper. I think marketing an office building for tenants is still demanding on-site parking. This building had a parkade elevator too if I remember.

The hotel has a 0.6m setback from the property line on the side facing those parcels.
That's ridiculous, even with the proposed 8 storey project there.

Agreed that the best scenario would be for the hotel project to purchase the site and go taller. or build a shoulder on its building.

VC F is Chokit Park, which is proposed to be eliminated.
The other view cone appears to allow heights up to 122.677m, versus the currently proposed 96.8m.

This is the floorplan to the 17th floor (ie a reasonable height for the neighbouring lot).
This is only one suite on the middle of that side of the building.
If they had side-loaded the core to that side, suites 3 and 4 could have been made deeper, as was done on higher floors where an elevator core disappears (and the disappearing core could have been on that side, opening it up for a suite on higher floors).

to allow a blank wall on that side for an abutting building.

Right, that’s true. In other words it’s the city policy preventing it. It’s too bad then that the hotel doesn’t have a blank wall on that side
