yeah thats going to be the sales centre, the second phase is on the SW corner, they had applications in for it a while back, must have been approved if sales are going to kick in soon.

Not approved nor close to being. They are still selling tower 3 and can use it for Brentwood if there isn't a dedicated sales centre there.

TAB has this on their sales page for Tower 5

"NEW PRESENTATION CENTRE AND SHOW HOMES COMING SOON"

I guess they could do something in an empty section of the mall if that phase isn't imminent as well?

At other malls tower development happens at the mall (Brentwood, Lougheed, Metrotown, Richmond Centre)

For these two developments it is relegated to being around the mall.

Morguard seems to lack urgency (capacity?) to redevelop their properties. They also own Coquitlam Centre and haven't gotten up to much yet there either after proposing some development of the site back in 2018. Same story in other cities (eg Bonnie Doon mall in Edmonton) - they have plans that are years old, cities generally giving them the green light, but seem unable to pull the trigger for some reason.

Redeveloping something like Brentwood and lougheed is very capital intensive. I doubt Morguard has the capital or even the talent in Vancouver to redevelop a site like coquitlam centre.

Not just that - IIRC Coquitlam froze all large-assembly redevelopments (i.e. Sunwood Square, Coquitlam Centre, Pinetree Village) until something like the "Large Lot Land Assembly Plan" or something like that passed. Multiple staff resignations later, the plan hasn't been completed, and the land is frozen in amber.

thanks for the info.

I was at the mall today, they are adding even more seating and planters, it seems like they add some every other week, almost all of it was filled up today lol, there is no shortage of people wanting to sit around in the mall.

Those panels look awesome - far more effective than a scene using perforated metal panels.
I think I see uplights below each panel.

the Grand Promenade is becoming banker's row, the last big space will be home to Scotiabank, next to CIBC on one side, RBC and BMO on the other. Scotia's current bank next to Denny's is going to be getting redeveloped so they will need a new space, many of the area's banks have moved into the COL.

the only door that is floor level is the one behind the yellow head, the other doors are all floating feet above the floor level.

I mean even in the digital age having access to whichever bank you are with is pretty important and convenient. I bank with one of the largest banks and having to hop onto a car or bike 15 minutes to get to a branch/ATM is still mind boggling to me even though I live one block away from a busy street.
