Anyone know what the "Below Market" monthly rent for a 1 or 2 bedroom in these new buildings would be?

I believe it's currently

Studio: $1,135
One bedroom: $1,303
Two bedroom: $1,818
Three bedroom: $2,447

Walking past (at night, so no pics), the glass have been removed from the entrance canopy and the 2 large planters have been demolished in their entirety and the area levelled to clean concrete.

If I recall they might be referring to the underground pedway that leads you to the Station. (I always get lost in this system so hopefully the wayfinding improves)

It was a Kings Taps in early renderings. Permits also mentioned there's some kind of Phase 2 but sounds like the bank pavilion isn't getting renovated.

They updated the website with this:

I noticed that the overhead walkway from the banking pavilion to the tower is missing in the renderings
- but that could be because those renderings also included the redevelopment of the banking pavilion.

I think they have to get rid of it regardless because of how they are reconfiguring the base of the office tower?

Daily Hive just used the renders from the 2019 proposal, I would take any details in those with a grain of salt.

I think I finally have it down after commuting through the area for almost three years

It would be difficult to improve the access to Burrard Station without completing redoing the lower level of the mall. Between the large Staples CRU fronting Burrard that squishes the pedestrian corridor and the core of the Hyatt forcing a circuitous route, any band aid solutions will struggle to make much of a difference.

Translink has changed their tune on multi-entrance skytrain stations now though. Word from developers on the Broadway corridor is multiple entrances are encouraged.

About time they changed this policy IMO.

I think the "limited entrance" mandate was a Crime Prevention Through Environmental Design (CPTED) idea. If there are many access points, they can get empty and unwelcoming late at night or at quiet times. an example of this is the central library where even short paths to hamilton st can get very sketchy. Paths thru malls can also be closed at night anyway.

I suppose if they design them well they should be able to keep them relatively clean and safe

Re: Broadway, all stations will have two K.O. panels facing north and south to connect across the street (save for Cambie which has a third one for the hypothetical City Hall annex, and GNW which doesn't need any).

Matter of fact, one's getting used by TransLink's first-ever real estate project, which'll have an underground connection to Arbutus Station.

Yeah, plans show the level 2 mezzanine being demolished on the south side, while the north side will provide restaurant access.

Not a Downtown topic, but it's way too late - that ship has sailed. When they built the Canada Line, they passed on the option of using the reserved space at Crossroads on the north-west corner for a possible entrance. There was also no interest in adding an entrance at 510 W Broadway on the south-west corner. It was more important to design that building so that the trunk sewer could be relocated to allow the Millennium line tunnel to be built. That's just been completed, and trying to squeeze a pedestrian route under it (and the Canada Line) would be very expensive, if it was possible.

-29 storeys
-179 strata units
-41,000 sqf of commercial
-12.9 FSR
