Anyone know of what's going on with the former Carmelo's Restaurant parking lot? (5th/Red River) Earlier this year just before SXSW, there was a fence around it. Looked like ground breaking was imminent. I figured they removed the fence just temporarily for SXSW parking, but nine months later it's still the same.

Good question. I've been wondering about this one as well. Seemed primed to start during the summer, but nothing in quite awhile.

Thanks for the link! I was starting to think it was my imagination that there was a fence there at the beginning of the year. Yes I did know about pending high-rise development -- wonder what happened. I guess we'll all find out soon enough. Hope they didn't chop the height in half!

What was once a cherished part of the rich history of Austin is now in the planning stages of being redeveloped. The Austin American-Statesman reports that the beloved Nau's Enfield Drug building, located in Austin's Clarksville neighborhood, could be changed into a mixed-use residential and retail project.

The new Austin-based owner, Zydeco Development Co, purchased the property and three others this fall for an undisclosed price. Zydeco is planning for a possible five-story development after recently meeting with the Old Austin neighborhood Association and Clarksville neighbors, according to the Statesman.

Plans were discussed to include rezoning the area to 25 to 30 condominiums, retail shops, and underground parking for 120 vehicles.

More retail would be nice for the area. Don't love the amount of associated parking but at least it's underground.

Funny how Travis currently seems so much taller than 415 Colorado. I guess location and context of surrounding buildings makes a lot of difference.

Shaking the Dust Off on West Fifth Street With 120 Feet of Housing

That’s why we’re pleased to see a rezoning application filed late last month for a nearly half-acre property containing a three-story office building and parking lot at 1209 West Fifth Street. The property’s owners at law firm Rivers McNamara, which also occupies much of the building’s office space, are seeking a zoning change from the city authorizing a Planned Development Area combining district use for the 0.46-acre property, which would allow the construction of a multifamily residential building rising up to 120 feet.

That’s about 10 floors of housing, and although it’s too early in the process for us to even know whether the project planned here will contain ground-level retail, it’s still a good move for the immediate area — the site is directly next door to the booming combination of Better Half Coffee & Cocktails and Hold Out Brewing, which together constitute the area’s only real entertainment destination at the moment and should be well served by more residents next door.
