Not sure I agree with that. Plano exists because Americans value a home with land, which is an American dream, not some home in a 30 story building next door to another building. Texas has plenty of land and as places get filled, developers move further and further out. I beleive that Plano was really hot with residential development in the 1980s, and still has mostly commercial development, but I read now about now places like Frisco, further out, and Anna and Prosper, even further out, are hot with new single family homes. The issue with Dallas is that its core is not the focal point and is even less relevant today. But it's possible that downtown Dallas will become more like downtown LA, which did not have much going for it besides stadiums but is now desirable for residential development. But I'm guessing that Dallas and Houston will continue to sprawl further and further out for the foreseeable future as jobs are following the people further out.
