A Second Gondola Is Coming To Park Citys Canyons Village

Winter outdoor enthusiasts continue to push growth at what has now become North and South America's largest ski area of Park City/Deer Valley/Mayflower. As the 2024 ski season approaches Park City is busily creating additional ways to handle the ever-growing influx of its burgeoning Salt Lake City CSA and the additional hundreds of thousands of out-of state-visitors flocking to its metro resorts.

Peter Landsman Reporting ([email protected]) - https://liftblog.com/2023/06/19/new-...-at-park-city/

Visitors to Park City’s Canyons Village will soon have a third out-of-base lift option. Today the Canyons Village Management Association board voted to sign a joint funding agreement with Vail Resorts for construction of a new 10 passenger gondola linking the south end of Canyons Village to Red Pine Lodge. Canyons Village has seen immense growth in recent years with new hotels, commercial space and employee housing opening while lift investment lagged. Once the project is complete, Park City skiers will be able to choose between the new Sunrise Gondola, the existing 8 passenger Red Pine Gondola and four passenger Orange Bubble Express chairlift at Canyons Village. The new machine will provide a much-needed out-of-base capacity and create a second downloading option for end-of-day egress.

The 6,512 foot long gondola will replace the Sunrise double and run along an undulating alignment crossing the existing Over and Out quad. 10 passenger cabins will carry riders 1,103 vertical feet between the village and mid-mountain. The bottom terminal will be located near the new Pendry hotel and the top will sit near the Saddleback Express and High Meadow Express lifts...

Downtown East - 144 South Apts.

KSL.com - The forthcoming project is set to bring 110 studio and one-bedroom units for people making 60% of the area's median income when it opens in the coming years. Kanter points out that the multistory apartment complex will be located in a "prime" spot for workforce housing.

It's also located within a block of bus stops that can help residents travel to downtown, the University of Utah and other places over the county. It's also located within a few blocks of a pair of TRAX stations along the Utah Transit Authority's blue, green and red lines.

"This makes an indent," Oliver said. "We hope the state moves forward and continues to fund additional affordable projects in the Wasatch Front so we can further decrease that need."

The project, which is estimated to cost about $50 million, also includes a co-working space for people who work from home, as well as space for a dog wash, bike storage room and a public cafe.

Luke Garrott Reports - Full Article @ https://www.buildingsaltlake.com/eas...ental-project/

Do construction cranes equal weather vanes? If so, the breeze continues to grace Downtown Salt Lake City. In east Downtown, along east Broadway and 400 South, the projects keep coming, and it’s starting to look like climate, not just weather.

The seven-story, courtyard-style DeWitt Apartments’ market-rate 149 units (studios to 2 bdrm) will replace the one-story Metropolis Integrated Media sound studio on .77 acres at 346 South 500 East. The project is just steps from numerous amenities in one of the city’s most walkable and transit-rich neighborhoods...

...The DeWitt’s ground floor, facing 500 East, will contain tenant amenities – including a gym, co-working space, and lobby. The lobby “will have a strong hospitality driven design ethos so it will feel very much like a public space,” according to the proposed building’s designers, locals ajc architects...

Downtown Updates - The West Quarter Phase II - 'The Grid'

Phase II - The Grid

The West Quarter’s first phase, fronting 300 West and 100 South, which includes
two hotels, multiple restaurants + bar spaces, and The Charles residential structure is completed.

Copy By Luke Garrott @ BuildingSaltLake.com - The second phase consists of a proposed 323-unit, 16-story, 185-foot residential mixed-use tower on 200 South, known as The Grid SLC.

The building will also be oriented to the development’s interior, where a new street running north-south will meet with an east-west corridor built as part of the development, called Quarter Row. There will be a public easement on the new passageway.

The design review application includes updated language from the application originally filed in February, including what the pedestrian experience along 200 South will be like.

It describes “semi-outdoor dining patios, adjoined to interior retail spaces” with “an operable south wall that can open to the street.”

The 21,400 sqf of ground-floor retail will likely be divided into “5 or 6 different retail spaces,” which is an increase from the February application, which talked of 2-3 spaces. Developers have hoped a mid-size grocery would occupy a majority of that square footage.

... Recent addition of the convention center hotel and hundreds of new units on the block immediately to the west of the West Quarter may make a mid-size grocery viable.

On the building’s east frontage, “Along Quarter Row is a hardscape that can be used by retail spaces for outdoor dining. In the southeast corner of the building on Level 01 is a covered arcade adjacent to retail spaces that could be used as outdoor dining.”

[QUOTE=Blah_Amazing;9893765]

Some updated renderings of The Grid at The West Quarter posted on the Richie Group's website. Some changes to the windows and materials since the renderings Atlas posted in November.

New Renderings: Architects at Dwell Design Studio describe materials continuity in the pedestrian experience from 200 South wrapping around to the north. “On the east side, along Quarter Row, the use of the brick base extends around the corner continuing the retail articulation along the base of the building from the 200 S façade. Brick also highlights the smaller retail space on the north end of the east façade.”

Planning staff is recommending approval on several conditions, including that the existing street trees, mature honey locusts along 200 South, be preserved.

Luke Garrott @ BuildingSaltLake.com - https://buildingsaltlake.com/royal-w...ng-demolished/ - Phase 2 of the West Quarter is getting under way—replacing the parking lot and office building will be The Grid, a 16-story, 185-foot, 323-unit mixed-use structure that will provide 343 stalls in seven stories of structured parking.

The developers, The Ritchie Group, are also planning two towers, one likely a hotel, to the east of The Grid for the West Quarter’s Phase Three.

Downtown Update - The Revival - By PEG Development

A modern twist on classic Western European design characteristics of the 1920’s, The Revival is unlike any other multifamily community that exists in Salt Lake City. Located in downtown’s Historic Warehouse District, this unique project’s industrial exterior will blend seamlessly with its environment while beautifully transitioning into a more refined palette inside. Tenants will enjoy prominent geometric patterns, intense color schemes, and grandiose finishes throughout the art deco-inspired building interiors. This project stands in one of Salt Lake City’s Qualified Opportunity Zones.

Quote:
Copy By Luke Garrott @ BuildingSaltLake.com - Market-rate apartment construction in Downtown Salt Lake City will see another start, when PEG Development breaks ground on The Revival, just behind the NE corner of 400 South and 200 West.

Simply Sushi and Ibiza nightclub occupy a one-story retail space on the NE corner of the 400 S. 200 W. intersection. That building will remain. PEG will build to the north on surface parking lots and demolish one building on 200 West, currently occupied by RestoreFX, an auto body shop. In addition, the project will add a one-story retail space of 1700 SF, directly east of Ibiza fronting 400 South. The owners are looking for a fast-casual dining establishment. Three buildings total will be demolished for the new project.

Downtown Update - Additional Photos Released, The Register Residences - Completed and Leasing - The Post District

The Register is a newly completed boutique building and home to 33 distinct one-, two-, and three-bedroom apartments featuring large, airy living spaces, penthouse-level finishes, and thoughtful design details that honor the neighborhood’s traditional warehouse buildings. In addition to Post District’s many community amenities, The Register’s residents also have exclusive access to a tranquil indoor/outdoor rooftop lounge with sweeping views of the city and mountains.

Copy By Luke Garrott of BuildingSaltLake.com...Rather than one-off buildings scattered across town, what stands out about the Post District is the speed at which hundreds of new units and space for multiple on-site retail and commercial outlets is coming online in a concentrated area...

...The buildings in the Post District are well-appointed with spaces that allow for sweeping views of Downtown and the Wasatch Mountains. Like many new urban buildings, they include things like fitness areas, rooftop pools, and grilling areas.

But the Post doesn’t ignore the ground floors for people who choose to visit. In addition to Level Crossing and Urban Hill, Blaser said the group is preparing to announce the arrival of another new restaurant that will be the second U.S. location for the unnamed spot...

Update, East Bench - University of Utah On Campus Baseball Stadium

...KSL News - ...On Tuesday morning, the university's board of trustees met and voted upon a recommendation from university President Taylor Randall to approve a new baseball stadium on the site of the program's current practice facility on Guardsman Way.

"I'd like to thank the trustees for their approval to move forward with this important project to support our baseball program with a stadium on our campus," Athletics Director Mark Harlan said in a statement. "We have incredible engagement from donors, and we are actively working to reach our fundraising goals."...

...The proposed stadium is expected to seat 1,200 fans — the Utes average just over 300 people per game — and will feature a training facility that will include indoor batting and pitching cages for the baseball team, in addition to other amenities. The total project is expected to cost around $35 million and will be "funded by donations.".

Downtown Update - The Worthington Tower Watch Timeline For Spring/Summer 2023

Taylor Andersen Reporting - Full Article @
https://www.buildingsaltlake.com/sal...ne-on-the-way/

...The tower that will replace the existing Broadway Place will be 31 stories tall. It will bring 359 residential units to the area on 26 of the 31 stories, leaving 5,800 square feet of space for ground-floor retail and 359 parking stalls on four stories above ground...

...The Worthington Tower “builds on the vision of community leaders who developed the goals of programs like ‘Downtown Rising’ and is one step forward in ensuring Salt Lake City remains the primary cultural, financial, legal and government center of Utah,” Matt Lusty, a representative of the group, told Building Salt Lake on Wednesday.

It will continue two ongoing trends Downtown: new, skyline-altering skyscrapers, and an impending swell of people living in the city center...

A new housing project has been proposed for 355 S 400 E just behind the recently completed 'The Quattro' which was done by the same developer, dbURBAN (which is also behind the proposed CINQ and Regius Square projects). https://www.dburbancommunities.com/

The project will be 5 floors and is a 60-unit market-rate multifamily project on a 0.22-acre parcel of land. 17 parking stalls provided for 60 living units.

Full project description:

aQui355 is a 60-unit market-rate multifamily project on a 0.22-acre parcel that targets attainable, micro-based units. The Site is located at 355 South 400 East Salt Lake City, UT 84111 and is within the TSA overlay zone in the central east neighborhood. This project targets renters at the 80% AMI level.
The Central East neighborhood in Salt Lake City is defined by its proximity to both the University of Utah campus and the downtown CBD. Major grocers include Whole Foods, Traer Joes, Natures Grocery, Sprouts and Kroger in the immediate area. TRAX runs along 400 South and two station platforms are within ¾ of a mile from the site.
The unit mix of aQui355 is a combination of micro studios, 1BR and 2BR (i.e., roommate and urban dwelling solutions). The overall efficiency of the unit, coupled with great gathering space for social engagement, enables aQui355 to offer more than the standard “micro-units” in the market. High walkability of the neighborhood and mass transit facilitates a better urban living experience.

Key Facts:

Location: 355 S 400 E. Salt Lake City, UT
Site Area (Acreage): 0.22 ac
Unit Count: 60
Rentable SF / Per Unit: 23,216 / 387

Downtown East Update, Citizen Apartments - Under Construction

VIDEO :https://www.facebook.com/Bronson.Cra...20478092514702

In Central City, just southeast of Downtown, 1970s-vintage low-rise office buildings are being replaced by multi-family residential in a big way.

Three projects along 400 East – one under construction and the other looking for a zoning change – add to a number of developments that are integrating an architecturally-forgettable office ghetto into the increasingly-lively light rail transit corridor of 400 South just a block to the north.

The Citizen – under construction
At 515 South 400 East, The Citizen will bring 264 new apartment dwellings to the neighborhood.

The 6-story building fronts 500 South, 400 East, and Denver St., and is designed by Architecture Belgique and landscape architects LOFTSIXFOUR.

•284 parking stalls (two stories above ground)

•264 dwellings

•14 two-story townhomes fronting 500 S and 400 E

•56 studios

•152 1-bd

•42 2-bd

•Developers: Thrive Development, Urban Alfandre, and Proteam Properties

•Shaw Construction

Downtown Update - Liberty Duet Apartments

Luke Garrott Reports, Full Article @ https://www.buildingsaltlake.com/dow...y-concessions/

A 54-unit, market-rate apartment building at 353 East 500 South by locals Cowboy Partners looks to share the glow of Salt Lake City’s reinvestment in its campus in and around historic City Hall.

The project will sit directly east of the Public Safety Building on 500 S at the current location of Freshmans Jewelers, a block south of the Library Trax stop. Its 54 dwellings will all be 2-bdrm, 2-bath, and be stacked four over one, on .54 acres in RMF-45 zoning...

Downtown East - Nonprofit developers to convert HK Tower into affordable housing

Luke Garrott Reporting - BuildingSaltLake.com - Full Article @ https://buildingsaltlake.com/hk-towe...it-developers/

The HK Tower at 100 South and 500 East is one of the city’s most aesthetically robust modern office structures. A planned office to residential conversion will make it the state’s first affordable housing that includes profit-sharing with renters and shared-equity ownership units...Developers have designed 60 apartments into the building.

...Currently leased by University of Utah Health and Reaveley Engineers, the HK tower at 515 East 100 South is under contract for purchase next week by Chris Parker’s Perpetual Housing Fund and the Rocky Mountain Homes Fund.

When it gets underway, it will be the fifth office to residential conversion in Downtown and East Central in the works, and the second on its block.

Phase two of the project looks to construct a 12-story tower to the north, on the site of the current parking structure.

Parker says he is a “mass timber aspirant” for the second phase, which will offer around 200 units in an equity-sharing ownership product...

Renovated in 1996, the building is 14 floors, with 4 elevators. It is 180 feet tall.

Floorplates are small enough to divide into apartments that will all have window access...“The new units will offer 12-foot, exposed concrete ceilings with expansive views of the Salt Lake Valley and the nearby foothills. The interior of the floors will be gutted except for portions of mechanical, electrical, and plumbing systems that can be reused. The existing concrete columns, floors, and ceilings will be refinished and accented with modern interior finishes.”

Downtown Update - Astra Watch - Spring/Summer Timeline of 2023

...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 450 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.
